Inside, the home feels bright, open, and instantly welcoming. The main living area is anchored by a large, plush sectional and an oversized TV—perfect for movie nights after long beach days. Natural light pours through the windows, connecting the living room to the open-concept kitchen and dining space. Here, everyone can spread out while still staying together, whether you’re cooking breakfast on the spacious island (with seating for six) or gathering around the dining table for a shared meal.

The kitchen is fully stocked with essentials and built for groups: plenty of prep space, modern appliances, and a layout that makes cooking feel social and easy.

Home Truths:
- You must be 25 years or older to book this home.
- Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September.
- There is a golf cart onsite that can be rented for an additional fee, through Charleston Golf Cart Company, after their arrival. Guests should contact the golf cart company directly for more information.
- From May to October these beaches are home to nesting sea turtles. To protect these turtles guests will be expected to turn off all outdoor lights and close the blinds at night from 10pm to dawn.
- This home allows up to 2 pets, approved in advance, for a fee. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- This home does not have access to a pool.
- Beach chairs and beach towels are not provided.
- Fireplaces are not for guest use.
- This house is located in a quiet residential community, and Folly Beach has a strict noise ordinance starting at 10 PM. To comply with this ordinance, we use noise sensors in our properties. Please be mindful of your neighbors.
- Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
