The Space:
Our retreat opens to a welcoming living room accentuated with tasteful furnishings - your haven to rewind after an eventful day. Next are six beautifully adorned bedrooms, each fitted with impeccably comfortable beds to ensure a restful slumber. Each of our nine beds is fitted with lush linens, extra pillows and blankets, promising you a good night's sleep.

The house boasts four pristine bathrooms stocked with essentials including shampoo, body soap, and complimentary toiletries. We even provide a hairdryer, so you can travel light!

Meal preparations are effortless in our fully-equipped kitchen and handy kitchenette complete with a microwave, coffee maker, refrigerator, oven, stove, and essential cooking basics. Savor your meals inside or step out to enjoy a barbeque in our private, fenced backyard, featuring outdoor dining furniture and a BBQ grill. An additional dining table and an outdoor dining area offer plenty of room for your group to spread out.

We understand the importance of staying connected, which is why our property is equipped with Wi-Fi and a dedicated workspace. Our home also maintains comfortable temperatures with a new heating and air-conditioning system. Furthermore, our property is guarded by a smart lock ensuring secure, easy access to the property.

An indoor fireplace sets the mood for cozy evenings inside, while the hot tub available at an additional cost provides a luxurious soak amidst blissful serenity. A host of other amenities like a washer and dryer and free parking only enhance the convenience factor.

4. The Guest Access:
As our esteemed guests, you have unrestricted access to the entire property, including six bedrooms, four bathrooms, kitchens, living rooms, laundry room, front yard, and backyard. Please enjoy our amenities, including the hot tub (for an additional fee), and make yourself at home. Parking is free on-premises and street parking is available. Additional off-premises paid parking is also accessible. We will share the smart lock details for easy access to the property upon booking confirmation.

Other Things to Note:
Our sumptuous retreat located in Farmington, Utah, offers you a beautiful setting to call home during the summer season or upcoming holidays like Memorial Day, Independence Day, or Labor Day. To ensure a comfortable stay, please be respectful to neighbors, strictly adhere to no-smoking policy, observe quiet hours from 10 pm to 8 am, and refrain from organizing parties or events. A violation may result in extra charges or booking cancellation without refund.

House Rules
The Guest agrees to abide by the following house rules and understand that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning or incidental fees associated with the violation per violation incident.


Tobacco, Alcohol and Drug Usage
1. No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
2. No illegal substances of any kind anywhere on the premises.
3. Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.


Being a Good Neighbor
1. No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
2. Quiet time in our neighborhood begins at 10pm and ends at 8am.
3. Be respectful of neighbors.
4. Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
5. No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
6. Do not park in any assigned parking spaces that have not been assigned to the guest. Do not park anywhere parking is not allowed. The owner is not respondible for damage, or costs incurred due to improper parking.

Check-In and Check-Out
1. The check-in form with attached photo government ID an photo of responsible party must be filled out before arrival. The Guest will not be sent the door code at the designated check-in time unless this form is filled out properly. Incomplete check-in forms may result in cancellation of the reservation. Reservations cancelled less than 5 days before check-in due to an incomplete check-in form are not subject to refund.
2. Early check-ins can only be guaranteed prior to the day of check-inn if the it has been requested in writing and if the home is available. Confirmation of early check-in will be sent in writing via SMS, Email or the booking channel’s messaging platform between. The cost for early check-in is $10 for every full hour early that both parties agree on (up to 9a.m. on the day of check in).
3. Standard check-in is any time after 4:00 PM
4. Checkout is by 10:00 AM. Due to cleaning requirements, we cannot offer late check-outs. The owner reserves the right to charge $75 for every 30 minutes after 10 AM for unapproved late check-out.
5. Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
6. The unit is equipped for self-check-in and the Owner will not be present during the check-in process.


Pets
1. Pets are only allowed if the pet is listed on the reservation, and the accompanying pet fee is paid prior to the start of the reservation.
2. Pets must be on a leash when in the community.
3. You must pick up after your pets and dispose of feces in an appropriate manner. a fee of $150 will be subject to be charged should there be feces left in or outside of the property.
4. Uncontrolled barking or other pet noise can lead to noise complaints. If it becomes an ongoing issue, we reserve the right to terminate the reservation without refund.
5. Pet urine or feces found in the home will lead to a minimum of $100 extra cleaning fee per incident.
6. The Guest will be responsible for any repair of any damage to the property or replacement of any broken items caused by their pets, or service animals. The Guest should make The Owner aware of any incidents that will require repair or replacement in a timely manner to allow The Owner time to schedule repairs or order replacements. The Guest may be responsible for the daily rate of extra days that the unit cannot be rented out to other guests due to such damage.
7. The Guest is responsible for removing all fur from furniture and decorations. Pets can NOT sit on couches, decorative pillows, or beds. The Owner will charge an extra cleaning fee of no less than $50 if pet fur does not come clean during standard cleaning operations.

Caring for the Property
1. Do not leave vomit, blood, or feces in the home. Any extra cost for cleaning any of these biohazard substances will be charged to the guest.
2. Do not flush anything other than human waste and toilet paper down the toilet.
3. Do not put oil, grease, bones or any other non-water-soluble items down the drains.
4. Do not wash dishes in the bathroom sink.
5. Run the kitchen sink disposal every time food waste goes down the drain.
6. Plumbing repair costs will be passed on to the guest.
7. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
8. Any items removed from the property, broken, destroyed, or lost will be replaced at the guest’s cost. Some costs include:
$50 - TV Remote
$75 - Amenities fob
$10 - Batteries from house devices such as door locks, remotes, smoke detectors, security devices, etc.
9. Do not burn candles, incense, or any other open flames.
10. Always lock the door. We want you and your things to be safe.
11. Do not leave soiled diapers or other bad odors in the home upon check out.

Great family home close to Lagoon!

We had a group of 9 (4 adults and 6 children) and went to Lagoon for a few days. Perfect driving distance to Lagoon with lots of stores nearby for groceries and shopping. My kids loved all of the toys at the house when we got home in the evening!! The home was clean and fully stocked with just about everything we needed. Even with some technical difficulties with Vrbo, Lili was easy to work with until the problem was resolved. We enjoyed our stay and would stay again!

Perfect Family Celebration

This was the perfect place for our family’s celebration. Lots of room to spread out and lots of room to get together. Fabulous kitchen with everything you need. Great family area and room for the kids to play downstairs. The Hosts are absolutely amazing! They were super quick to respond and went the extra mile for us. The place was beautiful and clean. I would recommend staying here 100%!

Overall a great property

We had a great stay at this VRBO. The house was well-stocked, the beds were comfortable and enough for a large group, and the host was very responsive and accommodating. That said, the hot tub was a bit of a disappointment. We were informed a week before our arrival that it would no longer be available, which was unfortunate since it had been one of the reasons we chose this property in the first place. Although the rest of the house made up for it, it would have been nice to have that feature.Overall, it was a lovely stay, and we would definitely consider returning.

Amazing house in Farmington

Well this house was the best experience for our end of year celebration, plenty of things to do the house is comfortable and perfect for big groups. Many restaurants and stores in less than 5 minutes. The oasis experience was perfect for tired people. Lili was always attentive to our needs. One most is the kitchen is full of everything you need. For sure we will came back to his home for the next snow visit.

Pleasant experience

We had a good experience at this property. The neighborhood and surrounding area seems very safe and lots to do close by. Everything in the house was clean and very well-stocked, including snacks left by the owner for us. We did ask to check in a little early (3pm or later vs 4pm) because of our flight but were told there would be a fee involved. I could understand if we were trying to get in a few hours early but for less than an hour I was thinking she might allow that. I think the fee for that short of a time doesn't really reflect good customer service but it is what it is. Overall, a good stay.

Great place for a family with room to spread around

Great place our family of 9. Plenty of sleeping area and bathrooms for everyone. Close to lagoon amusement park, shopping, fuel and easy to get to the freeway to go either north or south. Good sized fridge and CLEAN so we could come in and add our supplies. Plenty of utensils, plates, bowls, and drink ware for our family. We wish there were a couple more cookie sheets and one larger pot for cooking pasta but besides that there was plenty of other small and medium bakeware. Bedding was clean and comfortable for everyone and the games downstairs kept the kids happy on our down time.

This stay was perfect for our very large group. The beds were great, the backyard was made to hangout in, and it was close to everything! Our host was very communicative and thoughtful with each detail—big and small. We all agreed that it was the most well-stocked VRBO we’d ever stayed in. You will not need a thing. I cannot recommend this spot enough for your family and friends.
