Sleeping up to four guests, the cottage features an open-plan kitchen, dining and living area on the ground floor, accessed via both private front and rear entrances. The kitchen is fully equipped with all modern appliances, and the cosy lounge area includes a smart TV. Perfect for relaxing to a movie after a day exploring the coast or estuary.
On the first floor, you’ll find a tranquil master bedroom with a king-size bed, desk, ample clothes storage and a luggage rack. Next door is a luxurious bathroom with a spacious walk-in shower. The second floor is home to a second double bedroom with generous storage, making the cottage ideal for couples, families or friends sharing.
At the rear of the property, a shared courtyard provides a quiet spot for morning coffee or evening drinks, with outdoor seating and secure bike storage available.

Topsham is a vibrant and charming town on the Exe Estuary, and this cottage offers the perfect base for exploring everything it has to offer. Centrally located, the cottage is less than five minutes’ walk to the estuary, the High Street, pubs, restaurants, and the train station, making it ideal for both a car-free stay or further adventures.
Enjoy beautiful walks along the Goat Walk or the Exe Estuary Trail, which stretches to Exmouth and Exeter - perfect for cycling or scenic strolls. A 15–20-minute walk takes you to Dart’s Farm, a popular shopping and food destination with local produce, boutique stores, and a kids’ play area (the best fish and chips around!). The Topsham Ferry across to the Turf Locks pub is a must-do, especially on sunny afternoons.
Food lovers will be spoilt for choice: enjoy curry at Denley’s, sourdough pizzas at South West Pizza Co, or fine dining at The Galley and The Salutation Inn. Getting Around:
The property is centrally located within Topsham and benefits from being easy walking distance to local amenities and travel connections. The train station is only 5 minutes walk away and there is a bus stop (#57 to Exeter or Exmouth) across the road from the cottage. The train runs approximately every 30 minutes with connectivity to Exmouth, Exeter, and Sandy Park rugby field. Plus you can secure bikes to the drainpipe in the courtyard to the rear (shared but only with a few other residents). So it's a very convenient property if you don't have a vehicle.
For those that do drive, there are several parking options available. Topsham operates resident parking zones from 9am to 5pm every day, which we can provide permits for at a cost of £5/day. There are also two other paid car parks: High Street - charges from 9am to 5pm, £5.50/day, or Holman Way - charges from 8am to 6pm, £5.00/day.
Other Things to Note:
The woodburner in the living room is only decorative. Please do not try to use it.
We kindly ask that you respect our neighbours and keep noise to a minimum between 10 pm and 8 am.
The property is located on a road which has a 20mph limit, so it is not a fast road. Traffic is minimal at night time but you should expect some noise in the day. The benefit of this that it is centrally located with all amenities within easy walking distance.
