This luxurious 3BR/2.5BA townhome, located a stone's throw away from beautiful Fall River, offers two floors of relaxation and solitude. You are also a short distance to the Fall River North Entrance to Rocky Mountain National Park. Enjoy meals and family time in the open-concept kitchen, dining and living area. The kitchen is well-appointed with full-size stainless steel appliances and all the necessary cooking essentials. The oversized dining table comfortably seats six, while the picture windows in the living area provide both natural light and stunning views. Enjoy the living area views, warm up to the gas fireplace, and settle in to watch a movie on the 55"" HDTV.
Off of the living room is the main floor master bedroom, featuring a king bed, walk-in closet and private ensuite bathroom. Past the kitchen are the half bath and laundry area, and garage access.
The staircase leads to the loft area on the second floor loft with a sofa bed. The loft is flanked by the two guest bedrooms, one facing the river and featuring a king bed, and the other offering two XL Twin beds. A full bath with a tub/shower combo separates the two bedrooms.

What To Be Aware Of:

Cell service and internet in the Fall River area can be spotty. Connect cell phone to wi-fi and use wi-fi calling.

Parking for 4 cars - 2 in garage, and 2 in driveway.

No large vehicles, i.e. RVs, trailers.

No Parties. No Smoking. No Pets. Fines apply.

Quiet Time 9 p.m.

Guest buys own soaps/paper items when provided starter kit items are depleted.

Estes Park is a Dark Sky Community. Bring a Flash Light.

BEARS in the area - secure trash, lock doors and windows when leaving.

This home does not have a weekly trash pick up service. Trash will be picked up at departure. If necessary, trash will be picked up mid-stay for a nominal fee. Call the office at 970-480-8845. Trash must not overflow the bear proof trash can or be stored in the garage or home.

We reserve the right to conduct a property safety check during long term stays.

Local On-Call Staff available after hours for emergency issues only, i.e. gas leak, broken furnace, broken water line.

Snow removal by HOA at 4 inches of new snow on your arrival day.

Management provides a starter kit of amenities to get you through your first day, including: an extra roll of toilet paper in each bathroom, one extra roll of paper towels, 2-3 garbage bags, sample-sized bottles of shampoo and conditioner, small bar soap, 2-3 laundry powder packs, 4-5 dishwashing pods, liquid dishwashing soap, and a single brew coffee pack. Guests will need to provide or purchase additional toiletries and products as needed beyond this starter kit.
Long-term reservations of 14+ days require mid-stay property safety checks or mid-stay cleans, additional trash pickups. Safety checks are at no additional charge. Mid-stay cleanings include linens change, floors, bathrooms and light surface cleaning. Mid-stay services are charged to the guest, and charges can only be added after your reservation is made. Management will call the guest directly for payment for the required services. Call our office for details.

All the amenities as listed. Clean and comfortable, everything working well. River side setting was great. Good location. We had elk right in the backyard and a sidewalk across the street which is a half a mile from a Rocky Mountain National Park entrance.

Beautiful Views for a quick Getaway

The cabin has a beautiful view out of the back windows in the living room and bedrooms. It overlooks a creek at the base of mountain. We were able to watch elk feed down the mountain while drinking coffee by the fire place. Everything was clean and the amenities were great. The only thing missing were Kcups for the Keurig. However, there was enough complimentary coffee to make one full pot in a conventional coffee pot. It is located about 10 minutes from town. It is in close proximity to the cabins next door but that did not bother us. We did ask for flexibility on the chick in and check out times but those were non negotiable. We were only there two days but overall we enjoyed the stay and would book again.

We had such an amazing stay! The home is very clean and welcoming! The river behind the house was so relaxing! We spent so much time just enjoying the river along with the elk, birds, and mule deer that came to the river for water. The location is also wonderful! We will definitely be booking this home again!

Beyond Our Greatest Expectations

Everything about this condo exceeded our expectations. From the moment we arrived we immediately felt at home, and quite frankly, spoiled by the amount of space, location and views from the attached deck. The condo is classy, beautifully appointed and fully stocked with everything you could ever need for your stay. It is located off the beaten path and the stream running just yards from the back deck was a wonderful surprise. Already looking forward to returning to Estes Park and can't imagine staying anywhere else. Loved it!

The property was in a great location with the river outside your door and a mountain view. Place was clean and nicely decorated. The only complaint was we got a message saying the road would be blacktopped up to the property garage door after we we’re already there. We would have to leave a day early or park our vehicle away from the property and leave before they began work. This was an inconvenience because we had a handicap person with us. There were no sidewalks to walk on leading to the road and the landscape was a rougher terrain. It would have cut our trip short to leave early. We would have had to scramble last minute to find a place for one night. So, we decided to leave the last morning early to avoid being stuck and not be able to get our vehicle out. I just wish we were reimbursed for the hours we paid for the last day. Other than that we had a great stay.

This property was perfect for our family of 7 (5 adults and 2 children). We loved the location close to the river and Rocky Mountain National Park. The house was well equipped with pretty much everything we needed. Watching the hummingbirds come to the feeder on the deck was a special treat.

The location, large windows, spacious dining table, and river view were ideal. Great spot for a little getaway in between downtown Estes and RMNP. The roar of the river was a beautiful background noise for our stay. My only suggestion would be updating the blinds so that they are functioning.

This property is modern, nicely appointed, and very comfortable. Spacious rooms for our family of six. Large open family room dining kitchen area. Right on Fall River and fun to view across and search the hillside and mountain face for turkey, elk, and bighorn sheep.

We had a wonderful time. The house was clean, comfortable and very well equipped. It’s located right on the Fall River and we were lucky to see moose, elk and other animals right off the deck. Highly recommend.

Terrific location and home.

The home looks like like it does online. The management company was quick to answer any messages prior to us arriving. We were able to check in which was very helpful since we had a 2 year old. They were able to provide us a pack n play. The property is right next to the river and we were able to see wildlife on the property. The property is about a mile from the national park but also close to downtown Estes Park. I would definitely stay here again.
