Our house comfortably sleeps 9 guests with 1 king size bed in the master bedroom, 3 queen size beds, and one twin sofa bed living room. All beds complete with fresh sheets changed after every single guest.
Complimentary Wi-Fi, Netflix / Disney+ / Prime, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!
✅ What some of our guests do not love that much about our listing: - There is a separate downstairs suite with a long-term tenant (no pets). The suites are not shared and have separate entrances and HVAC systems. You may hear normal household sounds at times, but we observe quiet hours and take care to maintain a peaceful stay.
✅GUEST ACCESS Guests have exclusive use of the entire main home (main + upper level, 4BR/3BA) with a private front + back entrance + PRIVATE garage and self check-in via smart keypad. Enjoy the living and dining areas, a fully equipped kitchen, in-suite laundry with supplies, gigabit Wi-Fi, and two Smart TVs (65" in the living room, 43" in the primary) with Netflix/Disney+/Prime subscriptions. Outside, you’ll access the balcony/deck, fenced backyard, and year-round private hot tub—please follow posted rules. Parking includes a secure double garage off the alley (remote inside) plus available street parking.
✅OTHER THINGS TO NOTE *Please note* -Additional guest fee apply after 4 guests -All additional fees are subject to GST and Alberta Tourism Levy taxes for 9% total.
✅ ESSENTIALS AT A GLANCE Check-in is at 4 PM and check-out at 11 AM. Quiet hours run from 11 PM–7 AM, and the hot tub is available 9 AM–10 PM. The base rate includes 4 guests (extra guests $15/person/night, max 9). All overnight guests must be registered in advance. No smoking or vaping indoors; outdoor use is allowed if cleaned up. One small pet may be approved in advance. Utilities are included up to $450 per stay. Vehicles left after checkout may be towed. For full details, please see the Linkbase guest portal.
✅ HOT TUB RULES: -hours of operation 9 am - 10 pm a night -hot tub is intended for registered guests only during the duration of their stay -please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water. - Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax. -For health and water quality, hot tub sessions are to be limited to 30 minutes or less -Only potty trained children should be allowed to use the hot tub -No glassware in the tub or anywhere near the hot tub area -Please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam. -no food or other drink permitted in the tub -do not remove the chlorine or pool monitor from the hot tub -cover is to be placed back on after each use
*If glass or other debris are found in the hot tub, a full drain and clean will be charged to your damage deposit of $500
✅ COMPLIANCE & GUEST PORTAL To make the process simple, we use Linkbase, a secure, app-free guest portal. No downloads or sign-ups are required — just click the link we provide and you’ll be guided through everything in a few quick steps.
As part of local compliance requirements, all reservations must include: – A signed rental agreement – Government-issued ID verification – A refundable security hold of $1,500 CAD (pending transaction only, not an upfront charge)
Alternatively, instead of the security hold, you may purchase a non-refundable damage waiver from a third-party insurer. The waiver costs $8 USD per night, capped at $59 USD per stay. Choosing the waiver is optional.
Your Linkbase portal may also offer optional third-party upgrades to enhance your stay, such as: – Early Check-in Request: $35 CAD (1 hr), $50 CAD (2 hrs) – Late Check-out Request: $80 CAD (1 hr), $100 CAD (2 hrs)
*In accordance with VRBO's terms of service, we are permitted to collect the security hold or optional damage waiver outside the platform. All requirements are handled securely through our trusted Linkbase guest portal.
