Fantastic 2 bedroom property with astounding views of the famous Arthur Seat park.

Sleeps four in two bedrooms, one of which can be set up as a twin. Please specify when booking.

1 (apt 3) Parliament Square is located at the rear of a very prestigious building on Parliament Square, opposite the the Edinburgh City Chambers (local Government Offices) on the famous Royal Mile and the rear of the magnificent St Giles Cathedral. This luxurious 2 bedroom, second floor apartment commands a prestigious position in the very heart of Edinburgh's historic Old Town and only 300 m to Edinburgh Castle's entrance. It is owned by Michael Griffin & Sarah Sutherland (The Principle) and managed by Edinburgh SC (Self Catering) Ltd on their behalf.

The apartment is only a few minutes walk from many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland located on the Mound at junction with the famous Princess Street. There is also a copious amount of bars, restaurants, cafés and shops in the immediate area. This holiday apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi.

LOUNGE/DRAWING ROOM:

This vast room provides incredible views of a southernly aspect of the city and a beautiful view of Holyrood Park. The room consists of a comfortable leather sofa , anoak dining table suitable for four people and some smaller items of furniture and lighting features. There is a gas coal effect fire which provides additional heat to the gas central heating and creates a wonderful ambience in the room.
A large widescreen lcd tv is provided.

BEDROOM 1

This is a lovely double bedroom with a window overlooking the historic Fishmarket Close . A 5ft (1.52 metres) wide size bed with two bedside tables, a large built in wardrobe and chest of drawers provide ample storage space for your possessions. It has wonderful working shutters to shut out the world to aid a good night's sleep.

BEDROOM 2

The second bedroom also has a view of the historic Fishmarket Close. It has a 5ft size zip'n'link bed that can be split into twin beds ( please indicate when making your booking if you want this setup) with headboards and beside tables. There is a wardrobe to provide storage for your possessions. There is also working shutters in this room.

KITCHEN

The kitchen has a window with the same views as the bedrooms. It is equipped with a fridge/freezer, electric cooker, microwave oven, washer/dryer, dishwasher and cutlery & crockery for up to four people.

Bathroom

This is a large room with a bath with mixer taps and a separate large walk in shower. A shaver point is also in the bathroom.

Additional information

* All gas & electricity costs are included in the rental.
* Linen and towels are provided.
* A modest amount of complimentary tea and coffee for arrival
* Ironing facilities and a hair dryer are provided.
* Street parking is available but is expensive, various longer term parking solutions can be given.
* The airport bus drop off point and main railway station are approximately 250 m away.

Restrictions

* No smoking is allowed within the apartment.
* No pets.
* This second floor flat will be unsuitable for some people with disabilities as there are only stairs.
* No lift is available.
* Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.

A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.

Access arrangements

There is a "meet and greet" service , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure are sent out in the formal confirmation and can be found in the secure guest area. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

Please note that arrivals after 19:00 will incur a range of late arrival fee.

**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.

There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 250 metres from the apt. Please note any prices are for guidance only and liable to change, please always check directly.

1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the property is the Prince St stop which is approx 500 metres away. Cost 9.50 pounds for adults and 5.00 pounds for children for a RETURN journey.

2. Airport express bus, every 15 minutes right outside terminal building, drop off point on South St David Street approx 550 metres from the property. Costs approx 8.00 pounds per person for a RETURN journey.

3. Taxi, follow the signs to the taxi area outside terminal building and will cost 30 - 50 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked

Couldn't have been a better location for walking to Edinburgh's main attractions, as well as restaurants, pubs, shopping, etc. (the Mary King's Close tour just across the street was an interesting historical tour.) Some noise from the activity on the Royal Mile, but for us, it just added to the character. Would recommend highly to family and friends.

Quite noisy

Lovely apt. So very noisy all day, into the wee hours of the morning, starting again with the break of dawn. Beds in 2nd bedroom are very small, suitable for small children, not teens or adults. The whole building lost power twice in our 6 day stay. Location was very convenient, but not worth the noise.

Perfect Location

A very beautiful two bedroom apartment, very central to everything. Very clean, beautiful updated bathroom. Lots of natural light. Kitchen had every thing you needed. I gave it a four star because all guest found the beds way too soft. To the point where one if our guest slept on the couch. (No form to the mattress.) Definitely should buy new mattresses for this apartment!

This apartment met all of our expectations. The location worked perfect for us. The listing shows the place perfectly. We were a family of 4 and the one bathroom is very nice, so it worked out well. We also did not mind the stairs. I would love the chance to come back.

Great location

The best thing about the property is the location in the heart of old town. We appreciated the convenience of being able to pop by the apartment during the day. There was some noise at night due to the central location, but not enough to bother our sleep at night.The living areas are spaciousness and have beautiful views from the many windows. The kitchen was well equipped for cooking meals with everything you need. The photos of the property accurately reflect the property.It was very handy to have a washing machine in the property as we stayed for 10 days. The bathroom was clean and bright and worked well for two people to share.The reason for only 4 stars is the uncomfortable beds and pillows and threadbare towels. Also, the apartment was clean, but not spotless upon arrival.

Spacious apartment, great location!

We really enjoyed our 5 day stay, the apartment was clean and with a bright & airy living room and had everything we needed. The location was right in the heart of the Royal Mile which was great for sightseeing but also comes with some tourist-noise in the evenings which we didn’t mind. Would stay again!

The apartment's location right on the Royal Mile could not have been more central. We were able to walk just about everywhere. My one and only complaint was about the noise at night, which can't be helped when you are in the heart of the tourist district. Every single night we were awakened by people laughing/talking/shouting in the close below the bedroom windows, at all hours throughout the night. One night the people were so loud it actually seemed like they were in the apartment with us. However, the location could not be beat and everything else was perfect. Just be prepared, bring earplugs.

Great apartment with a wonderful location

My mom and friend and I stayed from 9/13-9/15. While we were unfortunately not able to spend a lot of time in the apartment itself due to our plans, it was a well-kept, very clean space with all of the amenities you could ask for. The beds were comfortable, the shower was great, and I have nothing negative to say about the property at all. We were let into the property by Jordan, who was very friendly and informative. The highlight of this rental is its central location on the Royal Mile. We were able to shop and make stops to drop our purchases off with ease. It is within an easy (uphill) walk to the castle, and hundreds of stores/restaurants/pubs/attractions. It is directly across the street from the Real Mary King's Close tour, which was phenomenal. Overall, I cannot recommend this rental property and its owners highly enough. A truly great end to our Scotland adventure.

Such an awesome apartment! Plenty of room for 4 adults and the location is perfect! Close to the train station, restaurants and all the action. Would definitely stay here again.
