Subtle lighting from the bedside lamps sets just the right mood for evening reading or winding down after a busy day.

Fresh towels and complimentary essentials are ready for you, ensuring a relaxed and effortless stay from start to finish.

Please note: The guest house spans the 2nd, 3rd floors and the attic of the historic building at 53 Frederick Street. As this is an old building and there is no lift, access is via stairs only.

Room 8 is located on the 2nd floor and is therefore not wheelchair accessible. Nor is it suitable for guests who have difficulty climbing stairs.

As our guesthouses do not have on-site parking or a reception, we’ve outlined convenient parking options nearby to ensure a seamless stay. Please note that Edinburgh’s city centre is subject to parking restrictions, including the Low Emission Zone (LEZ), so always check your vehicle’s compliance to avoid penalties.

PARKING OPTION: On-Street Pay and Display Parking bay:

The City of Edinburgh Council manages pay-and-display parking bays near both guest houses. These bays are located along major streets in the New Town, including George Street, Heriot Row, and surrounding areas.

Metered hours:

- Monday to Saturday: 8:30 a.m. – 6:30 p.m.

- Sunday: 12:30 p.m. – 6:30 p.m.

- Maximum stay: Usually 2 hours during metered hours (please check signage for exact limits).

Free parking (outside metered hours):

- Monday to Saturday: 6:30 p.m. – 8:30 a.m. (next day)

- Saturday to Sunday: 6:30 p.m. – 12:30 p.m.

- Sunday to Monday: 6:30 p.m. – 8:30 a.m.

Important Note: When using pay-and-display parking bays, please ensure you park in the correct bay and do not park in bays marked for permit holders only, as this may result in a fine.
