Getting around from The Address Residences Dubai Opera is effortless. The Burj Khalifa/Dubai Mall Metro Station is just a 10–12 minute walk or a 5-minute drive, providing seamless access to popular destinations like Jumeirah Beach, Dubai Marina, and Old Dubai. Several nearby bus stops, including the Dubai Mall Bus Stop, are within a 5-minute walk. Taxis and ride-hailing services (Uber and Careem) are readily available outside the building, ensuring quick, convenient, and hassle-free travel throughout the city.

Short-Term Rental Agreement


THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on (reservation_date) between the following:
Guest: (guest_name) (“Guest”), and
Host: Premium SmartStay Home Rental L.L.C (“Host”).


THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”


LEASE TERM. The Guest shall be allowed to occupy the Premises starting (checkin_date) from 4:00 PM and ending (checkout_date) at 11:00 AM (“Lease Term”).


OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall not exceed a total of the number of guests listed in the booking. Individuals shall only be authorised to enter the Premises if a copy of their passport and their email address has been received via the website provided by the Host. If unauthorised guests are found on the Premises, a fee of 250 per guest per day shall apply, and this Agreement will be subject to termination by the Host.


QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8:00 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If violated, a fee of AED 1000 will be charged to the responsible guest.


PEACEFUL ENJOYMENT. Guests are expected to maintain a peaceful environment for the enjoyment of all residents in the building. This includes limiting noise levels to under 80 decibels. Parties, events, and unregistered guests are strictly forbidden. If a violation is detected, for instance, due to complaints from other residents, the guest will initially receive a warning message. If the violation continues beyond this warning, a fee of AED 500 will be levied for every subsequent 10-minute interval of the continuing violation or for every new instance of such a disturbance. During designated quiet hours, all forms of music are strictly prohibited. Non-adherence to these rules may lead to immediate termination of this Agreement.


KEYS. Guest shall be given the appropriate (3) access cards to access the apartment, building or its facilities. Guest shall leave all access cards on the dinner table before check-out and send the Host a picture for confirmation. If lost by the Guest, an AED 500 recovery fee per access card will be applied.


EARLY CHECK-IN. The standard check-in time is at 4 PM. Early check-in requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 100 + 5% VAT per hour will be charged for this convenience.


LATE CHECK-OUT. Late check-out requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 100 + 5% VAT per hour will be applied. The standard check-out time is 11 AM, with a grace period of 20 minutes. After the grace period, if no late check-out has been agreed upon, a fee of AED 50 for every additional 10 minutes will be charged.


ADDITIONAL SERVICE. Additional service requests such as cleaning during your stay, linen change, and towel change are optional. Requests should be made at least 24 hours in advance and are subject to availability. An additional fee of AED 200 + 5% VAT for cleaning, AED 150 + 5% VAT for linen change, and AED 90 + 5% VAT for towel change will be charged for these services.


PETS. No pets are allowed on the Premises. If the Guest is found to have pets on the Premises, an AED 3500 fee shall be applicable, and this Agreement and any Security Deposit shall be forfeited.


SMOKING POLICY. Any and all forms of smoking shall not be permitted on the Premises on the balcony or in the hallways of the building. This includes vapes, weed or other illegal substances. There is an AED 3500 fee if any cigarette, smoke residue, smoke odour, or other traces are found.


PARKING. 1 parking space is allocated per apartment. Parking spaces are assigned by the building management to each individual unit. The Host does not have control over the parking allocations and is unable to modify, reassign, or provide alternative parking spaces. Unauthorized parking may result in a fine of AED 1000, imposed by building management. Any such fine, towing, or penalty incurred as result of parking violation shall be the sole responsibility of the Guest.


GUEST RESPONSIBILITY. The signing Guest assumes full responsibility for the actions and behaviour of all individuals present at the property during the Lease Term. This extends to any damages, violations, or disturbances caused by any of these individuals. The Guest will bear any costs associated with these incidents.


EXTERNAL CONTRACTORS & CLEANING SERVICES. The Guest acknowledges and agrees that only service providers approved and authorised by Host are permitted to access and service the Premises. The use of any external or third-party cleaners, housekeeping services, contractors, or service providers arranged by the Guest is strictly prohibited unless prior written approval is obtained from Host. This prohibition includes, without limitation, independent cleaners, freelance housekeeping services, or any individual not contracted and authorised by the Host. If unauthorised cleaning services or contractors are used without approval, the Guest shall be deemed in breach of this Agreement, a penalty of AED 1,000 shall apply, and any building fines, damages, or additional operational costs arising from such breach shall be fully chargeable to the Guest. The Host reserves the right to document the incident, notify building management, and take any further action deemed necessary. No refunds, waivers, or exceptions shall be granted in the event of a breach.

Amazing location and views!

The property had an amazing location and views. The price was also very reasonable. We love having the balcony to relax and look at the Burj Khalifa and surrounding areas. Access the the pool song gym was also amazing. We had a few issues with needing some maintenance work, but the Smart Stay staff was very communicative and respectful when addressing the issues. Was bummed we were unable to use one of the balconies due to a broken door handle however. The balconies were one of the main reasons we had booked the property. Overall, a great stay!
