We aim to make your stay a 10/10 experience! For us to do so, we would truly appreciate it if you would follow these house rules and confirm that they have been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if for any reason you believe that the House Rules cannot be followed, you will have the option of canceling the booking penalty-free due to our cancellation policy. We appreciate your cooperation!
Quiet hours: 9 pm-8 am
Check-in is 4 pm and check-out is 10 am. Early check-in and late check-out may be possible with an additional fee.
Only the number of people booked may stay overnight at the property.
NO EVENTS unless you have prior approval.
No pets of any kind allowed on the property.
Booking guest must be a minimum of 25 years old to reserve this property.
Locals may be required to show photo ID upon check-in.
No parties or events.
Lost garage door opener will incur a $100 fee.
Shoes must be removed in the entryway.
NO SMOKING: No smoking is allowed INSIDE or IN THE GARAGE.
This includes e-cigarettes and vapes. Please keep smoking outside on paved areas. Please use provided ashtrays and/or receptacle. Do not dispose of cigarettes in grassy areas, will cause fire!
If there is any evidence of smoking of cigarettes, marijuana, electronic cigarettes, cigars, pipes, or other substances inside the home, Renter is responsible for all damage caused by the smoking including, but not limited to stains, burns, odors and removal of debris. Renter, Guests, and all others are subject to immediate eviction, or be removed from the premises; Renter is in breach of this Agreement and forfeits the return of any security/damage deposit or refund.
No use of illicit drugs on the property.
No candles allowed on the property.
TRASH DAY is Monday morning! We will handle the trash for you by taking the cans to the road on Sunday evening and returning them on Monday evening. We will enter through the garage as not to disturb you.
BBQ must be cleaned by guests if used. If found left dirty and requires extra cleaning, an additional cleaning fee of $25 will be charged.
Keep garage doors closed when not in use.
Return corn hole to garage when not being used. Please do not leave out in the rain or snow.
No flushing of anything down toilets other than toilet paper.
Do not put food or grease down kitchen drain. There is a disposal however, the house is old and still tends to clog easily.
All food and drinks must remain in the kitchen and dining areas. Guest will compensate host for any food/drink stains in the bedrooms or living areas.
Use bunk bed ladders at your own risk. Children should use under adult supervision.
By using the treadmill you are assuming liability for potential injury that may occur as a result.
No climbing in bar area.
No climbing on solar panels.
No playing in chicken coop area.
Use ponds at own risk.
Children must be under adult supervision at all times.
Our property has a doorbell camera and camera inside the garage for security purposes.
All doors and windows must be closed and locked whenever you leave the home.
Driveway, walkways, porches, and decks may be slippery due to icy conditions in weather, use at your own risk.
Areas/items not available to guests: locked closets, chicken coop, solar panels and basement garage.
Weather: No refunds will be given due to weather-related incidents including but not limited to canceled flights. Mountain roads can be curvy and steep. Roads are well maintained; however, we highly recommend four-wheel drive, at the very least all weather tires, and/or chains or snow tires during the winter months. We do not refund due to road conditions.
**Please be aware of the Colorado Traction Law during snow storms: During an active Traction Law (also known as a Code 15), motorists must have either snow tires, tires with the mud/snow (M+S) designation, or a four-wheel/all-wheel drive vehicle.
Snow Removal Service Provided- If it snows please park in the garage or on the street to allow the plow to clear the driveway. Not responsible for any damage caused by snow removal equipment.
At the sole discretion of the host, an additional cleaning fee of $100 can be charged if additional cleanup is required that goes above the standard cleaning.
Accidents happen, please report any damage immediately and do not try to repair it on your own. Youâve already pre-paid for damage protection up to a certain amount, which protects us both.
Any damage made to property or furnishings which exceeds the deposit or rental insurance amount will be billed to the guest and reported to VRBO.

Please remember that our home (your vacation rental) is not a hotel, please be respectful of the neighborhood and our property and keep it clean before you leave.
Absolutely No Open Fires
We live in a high fire risk area. Only the gas fire pit is permitted for use.
Any other fire activity is strictly prohibited.
