Aggieland Vacation Rentals requires guests to be a minimum of 25 years or older to sign the booking agreement and be responsible for all guests in the party. As a locally owned and operated company, we give you peace of mind that your reservations are always protected and secure!

Located just about 14 minutes from Kyle Field, Bella Villa is the perfect starting point for your Aggieland adventure. Take a leisurely stroll along the scenic walking trails of Oakmont, and cap off your day with dinner at Christopher’s World Grill. For a delicious lunch, indulge in some of the best burgers in town at Koppe Bridge Burger, or savor fresh barbecue at C&J Barbeque, a beloved local favorite.

Our cozy and inviting Bella Villa features a thoughtfully designed floor plan, complete with an oversized island and a chef-style kitchen that caters to all your cooking and entertaining needs. A coffee bar stocked with essentials ensures that every coffee lover starts their day right. With high ceilings adorned with large white beams and beautiful shiplap walls, this stunning home welcomes you with a warm and welcoming atmosphere, perfect for creating lasting memories.

The spacious living room is equipped with a large smart TV, ideal for enjoying the game in style and comfort if you can’t attend in person. The ample seating in the living area invites relaxation and connection with friends and family. Adjacent to the living space, the dining room is accentuated by large barn doors, providing a perfect setting for shared meals. A small office nook ensures you can stay productive if work calls during your stay.

Step into the beautifully decorated bedrooms, each offering its unique charm. The primary bedroom features a queen-sized bed, and an en-suite bathroom complete with double sinks and an oversized walk-in shower. The second bedroom is furnished with a full-size bed and has a connected bathroom for added convenience. Ideal for children, the third bedroom offers two twin-sized beds, while the third bathroom is located in the hallway next to the front bedroom. Every room is designed with comfort in mind, featuring fine linens and tasteful décor for a restful night’s sleep.

Conclude your day by unwinding on the quaint covered front porch with a glass of wine or your favorite book in hand. With ample driveway and street parking available for 2-4 vehicles, Bella Villa makes it easy for you and your guests to enjoy all that this wonderful home and its surroundings have to offer. Bella Villa may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas which record audio and video. All devices are on the exterior of the property.
Guest MUST digitally sign the Booking Agreement prior to check-in. Booking guest must be 25 years or older to reserve and digitally sign the Booking Agreement.
1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or booking agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.

2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and the Guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.

3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.

4. Guest Responsibilities: All the properties are privately owned. The Homeowners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.

5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.

6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.

7. Pet Policy: BELLA VILLA IS NOT PET FRIENDLY: Pets are allowed in our pet-friendly properties only if the Booking Agent and Homeowner agree prior to booking. Pet deposits are $400, of which $200 is non-refundable. If any pets are found in the properties without previous agreement with the Booking Agent, the Guest will be fined a pet deposit and the booking will be terminated. Please clean up after your pet in the yard, neighborhood, and parks. Additional information is located in the Pet Addendum.

8. Parking: GARAGE IS FOR OWNER USE ONLY: DO NOT ENTER: Parking is only allowed in the driveway. Towing is enforced. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.

10. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clog the plumbing system, the Guest will be charged the cost of the plumbing repair.

11. Fires & Grill: NO GRILL AT BELLA VILLA: Fires are not allowed on the property; absolutely no candles may be burned in the house or on the property.

12. Personal Items: Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper (1-2 in each bathroom), and hand soap are provided. Extra items needed are the responsibility of the Guest (i.e., toothpaste, soap, extra toilet paper, shampoo, sunscreen, etc.).

13. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in a dumpster per the City of Bryan/College Station. There will be a $20 charge if this rule was not followed.

14. Secure the Property: Close all blinds and shades and secure all doors and windows. Contact the Booking Agent immediately should any difficulty arise in properly securing the property.

15. Events: If the Guest wishes to have an event at the property, permission must be obtained from Booking Agent and Homeowner. An event fee will be added.

16. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.

17. Equipment: Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damages caused by such failure.

Perfect House!

Our family stayed here on a football weekend and the house was perfect for us. It is located in a quiet neighborhood and is very easy to get to campus from. The house was exceptionally clean, and plenty of towels, toilet paper, soaps, shampoo, etc. were provided. We didn't cook any meals but the kitchen area is large and was stocked with anything you might need and the coffee bar included a large selection of coffee pods which was much appreciated. There were even bottles of water in the refrigerator. Easy keyless entry and exit. Overall a great stay and we would definitely book here again.
