WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-This is not a pet-friendly home.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-This unit provides Roku. You can log in to any Roku app and use your accounts on the TVs.
-There are 4 remote-controlled AC mini splits; one in the main living area, one in the lower-level, and one in each upper-level bedroom.
-The main-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-This unit has a propane grill.
-Any grill or other open flame must be used 10 feet from the building.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing down 3 steps, then up 1 step.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Surrounded by nature and all it has to offer, the wholesomeness, the raw beauty that only thousands of years in the making can give us, yet, enjoying the very best that modern civilization can afford us.Water parks, beautiful, natural springs, waterfalls and baths carved out of stone, canoeing, kayaking, sitting around a campfire at night while the sky dances and the stars titilate our senses, or perhaps falling asleep to the melodic sounds of a loon on a breathtaking lake as the moon caresses the water and offers an image that you have to see, hear and experience in order to really appreciate it in all its grandeur.At the end of your day and it’s now time to treat your senses of taste and relaxation.Choose among a plethora of pubs, vineyards and distilleries all offering the best pub grub and pizzas to be had. Don’t forget the many smokehouses and barbecue joints that New Hampshire is known for!Longing for something a little more elegant?Not to worry as there are a multitude of offerings to satisfy even the most refined palate.

We (two sets of grandparents, our grandchildren ages 4,6 and 8 and their parents) have just completed our 5th annual Labor Day weekend trip to visit Santa's Village and Storyland. We go Thursday-Sunday to avoid the holiday traffic. This is our fourth year renting a townhouse at Bretton Woods. We all agree this unit was by far the best and hope it is available next year. First, the rental company was beyond helpful sending updated texts and emails ensuring everything, prior to and during our visit, was seamless. Kudos to their diligence. We had not one problem but knowing someone was there, ensuring everything was going smoothly, simply put us at ease. This townhouse was spotless. The downstairs, where our children and grandchildren stayed, had games, puzzles and a dining table with chairs so that puzzles and games could remain in progress (since there was a huge dining table on the main floor), gorgeous sectional and large TV. The kitchen was the best stocked of those we have rented. There was a Keurig and a Cuisinart drip coffee maker with Kcups, filters, ground coffee, sugar, and sugar substitute packets as well as Cremora pods , if needed. All appliances were new and running perfectly. Bathrooms were stocked with shampoo, conditioner, soap, toilet paper, linens and spotless. I could go on about the deck, the mattresses, the Weber grill but this review would go on forever. Again, we hope it is available when we return next year. Thank you!
