One South Place was clean, quiet, and felt like home from the moment I pulled up. Met a couple guests that were passing through the city and we shared many laughs out on the front porch area over some cold Belikins that were sold on site. The staff were extremely friendly and welcoming as well. Taxi service was always a phone call away and the breakfast was fresh and delicious, especially the fried jacks. Both Lincoln the day security and Mark the night security were top notch down to earth and both willing to assist with any guest needs. Mark and Lincoln shared a lot of history on the country of Belize and many laughs as well. I Made some true memories and had an unforgettable time. Lastly, David the owner was also very hospitable and was always there to assist with any needs and welcomed and treated his guests as family. Staying at One South Place will not disappoint.

One South Place is a small property in a central location for walking to shops and some attractions. My guest room was lovely, really nicely decorated and clean. I traveled solo and had some work to get done during my stay, so I wanted a small and quiet hotel and One South Place was perfect for what I wanted to do during my visit to Belize. The staff are helpful and friendly and really look out for safety of guests. Co-owner David is passionate about operating the hotel and I noticed seems to stay informed about how guests are doing. David helped me get a tour set up (my scheduled tour was canceled by the tour operator due to minimum of 2 persons policy not met to operate the tour). There is a cafe at the property where breakfast and lunch are served, but not dinner, and I enjoyed the meals I had at the cafe but the menu selections were limited. Overall, I enjoyed my stay at One South Place.

This small hotel is a unique conversion of an old house and is a “labor of love” by the owner. It has beautiful mahogany woodwork, tile floors and artwork in the rooms. It has a common area veranda where it’s nice to sit and feel the sea breeze and listen to bird calls. The hotel is close to downtown attractions including historic buildings, museum, the water taxi to nearby islands and a few eating and drinking places. The owner and his staff are very friendly, helpful and attentive to their guests. This place is a gem!

This property is so quaint and nice. Dave and his wife are simply fantastic hoteliers. The team was incredibly attentive, even Mark, the overnight guard was the friendliest person. I highly recommend this place as your headquarters while in Belize City. Very close to the Ferry so it's easy if you're going to spend a couple of days in San Pedro or Caulker Caye. I can't wait to go back and stay longer because we spent the bulk of our time in San Pedro and only got one night at One South Place. We loved it so much our cousin and her friend are going next month based on our recommendation!

Overall excellent place for few days stay. Very friendly staff, quiet comfortable room, very pleasant outdoor space and great food. We were very happy with our choice. Not that much to do around the area but can get taxi to go to places. Morning walk by the water is pleasant.

Upon arriving into Belize, we had no cell phone service. We were taxi to our hotel. Once we arrived, we met with Erica at the front desk. She was so helpful I can’t even say enough good things. We hadn’t eaten all day and had no cell phone service and being new to Belize. We were kind of scared to walk around and get lost. She brought us to go get something to eat and then brought us to the cell phone store later on we spoke with the security guard, everyone here is so friendly. The rooms are, super clean, a really small, quiet hotel with your own patio, mini fridge, safe, Wi-Fi, and in room personal AC that blows super cold lol and you could see the ocean from it. I would highly recommend One SouthPlace Hotel if you are staying in Belize city and want of view of the ocean. Later on, we did venture out and walk to a store, which is like two blocks away.

Mr. Lincoln. Ms. Melissa. And Ms. Erica made my stay wonderful. Attentive. Friendly. Gracious. I was able to walk around downtown to shop. I visited St John’s cathedral for 8:30 service. The bricks and books store where I got a wealth of history and delicious ice coffee. Delicious breakfast at Megs Corner. Tacos and drinks at Old River bar n grill. I took a water taxi to Caye Caulker. Wonderful trip to Belize. I loved One South Place’s home feel. Thank you very much.

This place is a true gem in Belize City. The minute I walked in, was welcome by the entire staff. I instantly felt like I was home and felt safe. The whole property is secure, quite clean and the garden-flowers are just gorgeous. The room was just the perfect size, as well as the bathroom, The bed was very comfortable and clean. The property has beautiful landscaping so very well kept. The food is delicious as well as the drinks. If you have special dietary needs, just ask and they will do anything to meet them. Everybody is very helpful and friendly. If you need help with booking a tour they will do that for you, and if you have any questions just ask, they are more than happy to help you or refer you to the person who can. One South Place Hotel is close to the water taxi, only 10 minute walk, as well 5 minute walk to the grocery store. I highly recommend One South Place👍

The best place to stay in Belize City!! David and Judy (the owners) made me feel right at home, and being a full time female traveller, this is huge!! They spent time telling me about where to visit and gave me tea for the flu I was fighting. David even drove me himself to a restaurant one night and to the airport. The rooms are spacious and clean, breakfast is delicious and the rest of the staff are amazing :) couldn’t recommend this place enough!! I will be back!

The owners and staff were fantastic from arrival to departure. The decor of the hotel and room were superb. Very cozy and accommodating. We were given suggestions for what to in the city when our excursion was cancelled. Breakfast was delicious and reasonable. Overall, a must stay in Belize City. I will reserve again.

Friendly staff, comfortable and interesting room, a block from the harbor and at the edge just outside main tourist area to make it feel more Belizian than I picture other BC hotels are. We enjoyed the restaurant. Walkable to the ferry terminals (but don't venture west of Canal Street.) We would definitely stay there again.

The staff here is very professional. They made us feel right at home! The breakfast they served was large enough to feed two people and reasonably priced. It is made fresh and homemade. Ingredients were fresh as well. The property is updated and well maintained. Security is on site 24 hours a day.

I have to say that our stay at One South Place was absolutely amazing. Mr. David was very attentive to everything we needed. Me and my mother traveled to Belize alone and Mr. David was very attentive of our safety and ensured that we were not taken advantage by anyone. One evening we were out past dark and he even called to make sure we were ok. We were treated like family. We stayed at the back two rooms right across from each other and had an entire patio to ourselves. The food was AMAZING. Our rooms were spotless, the beds were extra comfy. I cannot brag enough on how well our entire visit was. When I do go back to Belize, there is nowhere else that I would stay. One South Place Hotel is definitely a home away from home. Mr. David and his wife were two of the sweetest people I have ever had the pleasure of meeting.

This property is AMAZING. Judy and David have made us feel like we are part of the family. They picked and dropped us off at the airport as well as some restaurants. They welcomed us and their staff was just as amazing as they were. The staff made sure we were taking care of in all aspects of the hotel and cafe. Words can not describe how pleased and grateful that we stayed at this hotel. Judy and David are more like family then acquaintances.

The staff was really friendly and the AC was powerful! Which is really crucial given the Belize heat. The hotels location is perfect and there is free parking. The room had everything we needed plus a patio and would recommend to anyone needing a hotel in Belize City

We loved being in a location where we could walk everywhere in Belize City. David and Judy were the perfect hosts. Judy helped me book the cave tubing excursion (you have to do this). she also suggested favorite restaurants, and we tried them all and loved the ambiance and the local food choices. Our room had everything we needed, especially the shaded deck for reading. The bed and pillows were the best and the bathroom very roomy. We booked, but a plumbing issue prevented us from staying there. We were contacted in advance, and rather than refunding and forcing us to find somewhere last minute, they set us up with a reservation at a nearby very nice hotel. Excellent service, very helpful.

The place was awesome. The reviews I read were right on point. I felt like I was at home. The only downside is lots of stairs if your on the top level and my shower water was just luke warm. Those were not an issue for me because I needed the exercise and the scenery while walking was beautiful. If you need the shower cut up just ask. They are very accomodating. Breakfast was delicious!!

We stayed at One South Place Hotel and it was such a great experience. The staff and owners are very attentive and so nice. Staying here really made you feel like you came home. One thing that stood out was the fact that they all learned our names and had real conversations with us. I met Judy at check in and she made it very smooth and quick so we could get to our rooms and settle with our kids. We later met David and he got to talking sports with my husband and kids, since thats what they are into. Lincoln helped us to our rooms and showed us how everything works. Chester provided transportation for us for some of our outings. We were able to walk to restaurants, and shops for anything we needed. The staff also can recommend restaurants and help direct you to anywhere or anything you want to do. The personal touches, the dedication and hard work definitely makes this hotel stand out like a rare diamond. We also had breakfast downstairs, we tried local dishes and we fell in love. The 2 ladies in the kitchen are awesome chefs. Our server was very lovely, she made great fresh drinks and smoothies! We truly enjoyed our stay, such a beautiful hotel and people!

Off the beaten path hidden gem in the middle of Belize City. This is for the adventurous traveler who wants a place they can literally call home, get to know the culture, relax, yet is within walking distance of shops, restaurants, and the tourist center where you can take a water taxi to the islands or fly over the big blue hole. One South Place is a quiet, boutique style hotel with gracious and extraordinary hosts, David and Judy, who are absolute sweethearts! They once lived in this beautiful, completely restored, 8 bedroom Victorian home. Both grew up in the area and are keen to share their knowledge about the people, the city, things to do, and places to see. Unlike your regular hotel, they will make every effort to make you feel welcome. For example, they made arrangements to make sure we had a delicious, Belizian-style dinner on Christmas Eve (even though my husband is on a special diet), and a delicious Christmas Day homemade breakfast with Belizian Christmas Eggnog… a recipe from David’s mom, Meg. A sincere thank you for thinking of us when everything else was closed. Our room had a sea-worthy theme that led directly into a private veranda where you can breathe in the fresh, cool Caribbean Sea. The staff was observant, thoughtful, and everything was personalized to fit you as a person. It honestly felt more like home rather than a hotel. You better watch out. You will fall in love with this place!
