Wide windows in the main living area frame the leafy surrounds, filling the space with natural light. Comfortable seating and a modern fireplace feature set the scene for cosy moments after a long day exploring. A second living area opens directly onto the patio, offering a peaceful spot to savour your morning coffee.

The kitchen offers everything needed for easy home cooking, including an oven, microwave, dishwasher, fridge, and a breakfast bar for quick bites. From here, the glass-wrapped sunroom becomes a beautiful spot for shared meals, overlooking the garden.

Both bedrooms are styled for comfort with double beds, soft bedding and generous storage. The primary bedroom includes an ensuite and a wall-mounted TV for easy winding down, while bedroom two features a wall-mounted radiator to keep the space comfortably warm. The main bathroom offers a relaxing bathtub for longer soaks. There is a washer–dryer combo in the laundry area for your convenience.

Outside, the leafy front yard welcomes you on arrival, while the private patio and fenced backyard provide relaxed outdoor spaces to enjoy fresh air. The backyard also features a BBQ, perfect for casual outdoor cooking. Just a five-minute drive away, Sovereign Hill offers an immersive gold rush experience. Families may also enjoy Ballarat Wildlife Park, located about five to six minutes away, where you can see kangaroos, koalas, and other native wildlife up close.

Nature lovers can explore Ballarat Botanical Gardens and Lake Wendouree, around ten minutes from the property, featuring lakeside walking and cycling tracks, gardens, and scenic picnic spots. The Eureka Centre, located about seven minutes away, provides insight into the historic Eureka Stockade. Closer to home, the Canadian Creek Trail runs nearby for walking or cycling, while the Ballarat Aquatic Centre, Eureka Pool, and Ballarat Golf Club are all just a short drive away.
