Our Treetop Townhome is situated on a peaceful street in the heart of the highly sought-after 78704 area. It is known for its proximity to Austin's renowned music scene, vibrant nightlife, delectable restaurants, and Zilker Park (ACL). Nestled amidst towering oak trees, our space boasts three beautiful balconies, providing guests with privacy from the exciting energy of downtown ATX. Upstairs, you'll find two master bedrooms, each with its en-suite bathroom. One master bedroom features a charming private balcony, perfect for unwinding after a long day or enjoying a morning coffee. The other master bedroom boasts the largest of the three balconies. This home is truly a unique gem in an exceptional location. Experience all that downtown ATX has to offer, then retreat to your personal treetop hideaway and relax with your loved ones on the spacious patios.

Bedroom One:
Located on the first floor, to the left as you enter the front door, this cozy room features a full-sized bed and a twin-sized bed. It's an ideal space for children or a couple. Adjacent to the bedroom, you'll find a convenient half bathroom equipped with a washer and dryer.

Bedroom Two:
Upstairs, this inviting room offers a comfortable Queen bed, a full en-suite bathroom, and a private balcony exclusively for your enjoyment.

Bedroom Three:
Also located upstairs, this room presents a luxurious King bed, a full en-suite bathroom, and an expansive private balcony that is truly a standout feature.

Our array of amenities includes:

Please note that there is a steep staircase and driveway to enter the home, as well as another staircase to reach the second floor once inside. Due to these characteristics, we do not recommend the home for elderly individuals or those with difficulty climbing stairs. If you have a high-ground-clearance truck or vehicle, you may use the driveway. For any specific inquiries or concerns, please don't hesitate to contact us.

It accommodates up to 7 guests, but the standard occupancy is 6. Additional charges apply for guests exceeding the standard occupancy. Any unregistered guests will be subject to additional fees to be determined by a PMI Austin Metro employee.

Disclaimer: A $250 fee will be charged for any electric scooters left on the property.

House Rules:
By completing this reservation, you agree to adhere to the following rules. It is your responsibility to ensure any and all additional guests are aware of and adhere to the following rules as well. Failure to follow the rules can result in your eviction (with or without warning) at the discretion of any authorized employee of PMI Austin Metro.
-No smoking anywhere on the property, including outside. The smoking fine is $1,000 per day for smoking.
-The use of glitter, confetti, feathers, or flower petals is strictly prohibited in the home. Failure to comply may result in additional cleaning fees.
-Trash Removal: Tenants are responsible for removing all trash during and at the end of their stay. Any trash left behind at the property after check-out will incur a $250 fee.
-Furniture Policy: Guests are not permitted to move indoor or outdoor furniture from its original placement. If any furniture is moved and not returned to its original position before checkout, an additional fee will be charged to cover the time and effort required by our team to restore the setup.
-No possession of illegal narcotics on the property. Any illegal narcotics left at our property will result in a $500 fine and reported to the local authorities.
-Any unregistered guests will be subject to additional fees to be determined by a PMI Austin Metro employee.
-No parties or events without prior written consent from PMI Austin Metro. Event insurance is required.
- No additional guests besides those listed on the reservation without prior authorization from PMI Austin Metro
- It is your sole responsibility to check that the location of the property is suitable for you and your group. You have the ability to view the approximate location prior to booking and the ability to view the exact address of the property immediately after booking.
- In the event, you're unable to pay we'll file a lawsuit against you.
- Quiet hours are 9 PM through 8 AM. Excessive noise will not be tolerated during these hours. There will be one warning then a $250 fine. We respect our neighbors and expect you to as well.
- No pets are allowed on the premises without prior permission from PMI Austin Metro.
- Any necessary extra cleaning due to excessive trash, pet hair, etc, will be subject to extra fees. This will be determined by any authorized employee of PMI Austin Metro.
- You will be fined $100 per hour for an unauthorized late check-out.
- After 7:00 PM any issues will be handled the following day. You must allow PMI Austin Metro to resolve any issues before reporting to your online travel agency. This includes but is not limited to, cleaning, pests, wi-fi, electricity, lighting, landscaping, pool, hot tub, etc.
- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours.
- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages.
- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250.
- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property.
- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. This covers our employees' time.

Neighborhood peacock roosted in the huge tree outside of the house; that was fun to see and look forward to seeing during morning coffee on the deck. Neighbors right next to us liked to party with loud music and strobe lights from 3 am till 5 am. The house itself was clean and adequate space for our stay. Close to S Congress which has great Austin vibe.

Work and Play in Austin

We had a pleasant stay. The house is close to everything but far enough from the traffic on South Congress. Very quiet street and thankfully the outdoor lighting is helpful and well lit when you arrive from a late night. The beds were very comfortable and lots of natural sunlight in the mornings. I would suggest purchasing a new coffee pot, it has been through a lot and didn’t work well, it needs a new interior parts that fit, the filter cup is too small for this machine and doesn’t fit. Created a coffee grind mess with every pot of coffee. Other than this, we enjoyed a nice house in a safe environment and peaceful neighborhood.

A nice property overall...

This is a nice place to stay and is a very good value. Overall, it was clean and in good condition. We had everything that we needed and the location was convenient. Be advised that the driveway is EXTREMELY steep. Also, there is a juvenile detention center about a block away and the neighborhood itself isn't very appealing, but, despite this, we had no issues.

Bachelorette Trip

Comfortable Place Near Soco

Nice place with lovely master suite. Close to SoCo and close enough to the highway to be able to navigate throughout the city without crazy traffic. Home has a driveway with an incline that seems scary but is actually quite doable. The master suite has a nice closet with plenty of storage and room for your bags. Also has a nice shower with a view. Terrace off the master suite and living room are nice. AC worked wonderfully keeping us cool at night. Beds are comfortable. We would stay again!

Great location “In the trees”!

Great location and beautifully situated amongst the large trees! Balconies let you take in the scenery and the fresh air. Comfortable beds ! Hosts are excellent and happy to give touring advice or assistance! We will stay here again when we return to Austin!
