In some places, you cannot control the A/C....That is now the case here. The kitchen had many spices, coffee and tea! The oven had a built in grill. We cooked pancakes. One thing you should know is to run the dishwasher, you need to flip the switch on the wall. It took me a moment. :) I think TVs are in every room... but I am not sure since we didn`t watch tv.

Guests can access all areas of the house except a couple of closets that are reserved for our housekeeping crew, the gas fireplace, and the opening and closing of the garage (though the washer and dryer in the garage are accessible from within the house.)



Listing Notes

Our home is in a residential and family-friendly area. We also have a neighborhood rooster (who remains on its owner`s property) which you may hear from now and then! Our Round Rock Rooster is known and loved by all our neighbors and adds charm to our space!



Video surveillance cameras monitor the exterior of the home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these exterior areas. To disable or obscure the cameras is prohibited and may result in eviction without a refund. There is a Ring doorbell camera on the front door.



🏡 House Rules (Important to Know Before Booking)



-No parties, events, DJs, or large speakers — this is a family/work-friendly home.

-Max occupancy = registered guests only. No extra visitors without written approval.

-Quiet hours: 8:00 PM – 8:00 AM outdoors. After 8:00 PM, music must be indoors with doors/windows closed.

-Noise monitored with Minut sensors (no recording). Repeated alerts may end your stay without refund.

-This reservation is a revocable license (not a lease). Serious violations may end your stay immediately.



🚫 Fees for Violations (charged in addition to damages/cleaning):



-Unauthorized party/event/DJ: $1,250 + $100 per unregistered guest (cap $2,500)

-Excessive noise: $250 first incident, $400 after (or $200/hr if sustained)

-Extra guests not on booking: $100 per guest/night (min $200)

-Smoking inside: $400 + remediation

-Unauthorized pet: $300 + cleaning

-Device tampering (Minut, Ring, Wi-Fi, pool): $250 per device

-Late checkout (unauthorized): $100 per hour (min $100); after 2 hours = full night + turnover costs

-Trash/debris left: $150 + hauling

-Pool misuse (glass/dye/oils): $250 + remediation

-Lost key/lockout visit: $150 visit; $250 rekey

-Parking/HOA breach: $150 or HOA fine (whichever higher)

-Unauthorized commercial use/filming: $750 + $250/hr + damages
