The Space:

Please note: The Lazy River and Pool are undergoing maintenance and are projected to be finished in late 2027.

The home features 3 bedrooms and 3 full bathrooms, offering plenty of privacy and comfort for families or groups. Stay entertained in the game room, or settle in for a movie night with the smart TV (simply log in to your own streaming accounts). High-speed WiFi throughout keeps everyone connected.



Step outside to enjoy the fresh air on your private balcony with plenty of seating, or gather around the propane firepit under the stars. For outdoor meals, fire up the propane barbecue grill and dine al fresco in the seating area.



Additional conveniences include a private washer/dryer, central air-conditioning, and parking in your own garage and driveway. You'll have access to the entire home, except for one or two closets reserved for the owner's use. Whether you're planning cozy nights in or fun days exploring, this home offers the perfect blend of comfort, style, and convenience.

Important: To ensure a smooth check-in experience, you'll be asked to review and sign the house rules and Emerald Stay terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions. Thank you!



House Rules:

- Occupancy [ 14 ]

- The primary guest must be at least 25 years old and present for the entire reservation.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- A period of quiet hours spans from 10 pm to 7 am.

- No parties are allowed.

- Streaming is available using your own accounts.

- Unauthorised events or parties are not allowed.

- The stairs leading to the loft are steep. Kindly observe safety and monitor children at all times.

- If any furniture is moved, please place it back in the original space where it was found.

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key.

- Additional fees may be incurred if personal items are left behind.

- Please note that all pool and water attractions, food & beverage areas and The Lodge are currently closed.

- Drought conditions may affect Lake Travis, water levels may be lower than shown in listing photos. Refunds or cancellations cannot be offered based on water levels.

- Common areas at The Reserve at Lake Travis are not managed by Emerald Stay. Bring your own supplies and use them at your own risk.



Pet Policy:

- Pets are not allowed.



Balcony and Patio Furniture:

- Please cover the balcony furniture and move the bottom patio furniture cushions in the garage after each use to avoid damage.



Parking Rules:

- There is a garage for 1 car. Code will not be provided. Guests need to open from the inside. There is an additional space in the driveway for 1 vehicle.



Fire and Safety Precautions:

- Smoking is not allowed in the premises.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.



HVAC Rules:

Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Trash Instructions:

- Please feel free to take out the trash and place in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins..



Landscaping activities typically occur during daytime hours. If you're staying during the week, you may experience some landscaping work on the grounds. We appreciate your understanding as we maintain this property to the highest standards for all our guests.



As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. We take proactive measures to manage this but if you are experiencing issues please feel free to use the bug spray underneath the sink.
