Getting Around:
We recommend that guests rent a car during your stay in Austin as many of Austin’s best attractions and fun things to do are scattered around the city and much more convenient when accessed by car. While there are certainly public transportation options such as buses and individual transportation options such as scooters/bikes/mopeds, these options are mainly convenient and readily available around the downtown Austin area and quickly becomes sparse even a couple miles outside of city center. Rideshare apps such as Uber and Lyft are also great options but expenses can quickly add up as Austin rideshare rates are on the higher end and can surge very high during busy times, such as 2AM on weekends and during large events such as SXSW, conferences, F1, etc.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

« You acknowledge that you may be required to undergo a background check if mandated by the property management company or the owner, as stated in accordance with your rental agreement and condition of the booking.
« You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
All guests are subject to verification checks and are required to provide the necessary information to us within 24 hours of booking. Same-day bookings are required to provide the information within 1 hour of booking. We reserve the right to cancel any reservation that does not meet our verification check criteria.
★ Other Things to Note ★
- Garage parking is only in non-reserved spots
- We would love to welcome guests who book our apartment the same day of their arrival, but please be aware that your check-in may be a bit delayed (to as late as 7 pm) as we rush to prepare the unit for your arrival. Guests who book more than 24 hours in advance will be able to check-in by 4 pm.
- We provide all of our guests a starter kit of consumables such as toilet paper, paper towels, laundry pods, dishwasher pods, etc. Guests can purchase any additional consumables from nearby grocery stores that you think you might need during your stay beyond what's included in the starter kit.
- The apartment complex may run maintenance or clean the gym, and other shared amenities as they see fit at any time. Please be aware.
- Please be aware that Texas is known for having all sorts of bugs and creatures, especially during the summer, that wander around and can sometimes get into the home. Bugs and creatures such as silverfish, earwigs, cockroaches/waterbugs, scorpions, spiders, wasps, mosquitoes, flies, snails, moths, ants, etc. are all very common in Texas and the South in general, and might show up in the home from time-to-time. The presence of a few of these critters does not indicate any sort of infestation in the home, as usually it's just the critters trying to escape the blistering heat or the freezing cold like everyone else.
- For longer term stays over 30 days, guests are required to pay for monthly full-home cleaning services at $95/clean. This requirement cannot be waived and must be paid prior to each monthly cleaning service.
- Registrations for cars are required for on-site parking. Unregistered cars cannot park on community property otherwise they will be towed if parked without approved registrations. If guests want to park in the complex, all cars must be registered PRIOR to 4pm check-in time. To register your vehicles for permits to park within the complex gates, you will need to complete and submit the registration form with your vehicle and contact information and renew every 24-hours. Guest vehicles being towed due to violation of parking policy and registration requirements will be the guest’s responsibility.
- A $200 security deposit is required as part of the check-in process. This deposit is held to cover any incidentals or potential damages during your stay and will be refunded after check-out, provided no issues are identified. Guests also have the option to pay a non-refundable $35 damage waiver add-on that can cover up to a specified amount of accidental damage in lieu of the security deposit.

My wife and I had a great stay during our first time in Austin! Communication with the hosts was very good and they provided ideas for things to do while we were there. The portal link they provided had all the information for checking in, the stay, and check out needed making it very easy.The unit was clean and had plenty of 'starter' supplies - I think the only thing we needed to get were dryer sheets and additional toilet paper during our 2 week stay. While they have all the kitchen basics, the ice maker isn't hooked up, which would have been ok if there were ice trays (which there weren't). And while there was a pyrex baking dish, having a couple of sheet trays would be a nice addition. It's on the 3rd floor, but really convenient, as it's right down the hall from the parking garage and an elevator. So moving luggage and groceries in/out was quick and easy.The complex itself was nice, and very quiet. Andthe location was perfect for us - the shops/restaurants on South Congress were a short walk, there were several places to eat right around the complex, there is a big HEB grocery store that we walked to for supplies, it's a quick drive down Congress to get downtown.We'd stay there again for sure!

First, the communication with the host was excellent, the place was in a fairly convenient location and clean. Took a star off for the troubles in accessing the building and garage. It should be better communicated that renters should park their car, access the building, find their way to the unit which in itself was an adventure walking around a maze type environment. Once we found the unit lugging our baggage and with the help of a resident in the long hallways, we were able to take the fob that opens the garage gate go back downstairs to our car and park in the garage. Not the most convenient. Note that it is an apartment building that could use some updating. Nothing fancy about the place although the unit itself was acceptable. I travel frequently and have used VRBO for 7 years. I have never had to provide so much information to be vetted for acceptance to stay nor have I ever been informed my call was being recorded while we were trying to figure out where to park and access the building and the unit. A portal was provided with all the details needed for check in. Having worked in technology for 40 years, great. However, at the building trying to gain entry, there was no cell coverage to access the portal. We were able to finally gain access and the host was great at communication and allowing a friend who lives a few hours drive away to stay a couple nights on the air mattress which we left inflated so it could be disinfected for the next guests.

We had issues the day before the travel and we had to cancel the trip. As a consequence we never checked in. Because the original booking was for 7 days, I thought a partial refund of at least 50% of the reservation would be very reasonable. Unfortunately, that's is not the ethical point of view of the owners and we got no partial refund at all. Be aware: think 10x before booking any properties from this owner.
