LIVING AREAS:
The flat benefits from an open-plan living space equipped with a Netflix-ready SMART TV.

Dining Areas:
The dining area is located in the kitchen and comfortably seats four guests, ideal for meals or working from home.

Kitchen:
The kitchen is equipped with the essentials needed to cook an array of meals whilst away in York. There is an induction hob, toaster, microwave, oven, fridge & washer/dryer.

Bathroom :
The ensuite bathroom features a shower, toilet, sink, and complimentary toiletries. Fresh towels and linens are provided.

Parking:

This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.

This is a peaceful residential area. Please respect quiet hours from 10PM onwards.

*No Smoking Indoors: £1000 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.

*Noise & Air Monitoring in Place
Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

*Stays Over 10 Nights
Stays over 10 nights require additional housekeeping for an £109 extra fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights.

*Online Check-In Required
To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK driving licence or passport.

*Check-In/Out Policy
Early check-in: £20 hour before stated time (if not pre-approved)
Late check-out (after 10.30AM): £20hour

*Security Deposit
We require:
A refundable security deposit of £250–£500 (depending on property size)
