This house is ideal for large groups between 8-12 people looking for relaxation and outdoor exploration and offers a serene atmosphere while still being close to all that the Finger Lakes has to offer. Pokey has amenities like a fire pit for stargazing, a spacious deck overlooking the creek, an 8 person Spa and Dry Sauna for relaxing, a game room to get competitive and plenty of space to sprawl out.

4 Large Bedrooms - Sleeps up to 12 people with closets and hangars for all your clothes. 2 King Beds, 1 Queen Bed, 2 bunks with Twins over Queens.
5 bathrooms. Master has ensuite dual vanity walk in. One Powder Room on the first floor. The Spa Room has a separate walk in shower along with a bathroom. Upstairs are two bathrooms (1 with walk in shower and 1 with dual vanities and shower/tub)

Moonshine Den - Grab a cocktail or coffee to end the night and play Craps or cards on the buttery leather furniture.
A-Frame Patio - Outdoor seating and best place to start or end the night to listen to the stream and nature call to you!!
Game Room Cellar - Time to get competitive with Corn hole, Ping pong, air hockey. Flat screen TV with beer and wine cooler located at the Bar.

**BEDROOMS**
This gorgeous Farmhouse retreat accommodates 12 guests in 4 bedrooms. All linens are provided for every bedroom.

Bedroom # 1 is the Master bedroom, which is on the first floor and faces the front of the house. It has a King bed, large walk-in closet with hangars, and ensuite bathroom with walk-in shower and dual vanities.

The Upper level has 3 additional bedrooms for your family and friends.

Bedroom #2 overlooks the Spa Room and Garden and has a Queen sized bed. It includes a couch, a built-in desk, and a large closet with hangars.

Bedroom # 3 overlooks the A-Frame Patio and includes a King sized bed. This bedroom includes a large closet with hangars, a set of drawers for clothes, and a built-in desk for work.

Both of these bedrooms share a bathroom with 2 vanities and a shower/tub combo.

Bedroom #4 overlooks the front of the house and boasts two bunk beds with Twin beds over Queen beds. This room has a large built in closet and drawers with hangars. In addition, it has a built-in desk for work. The bathroom is right outside the bedroom door and is a walk in shower with 1 vanity.

**BATHROOMS**
Pokey Moonshine has 5 bathrooms, downstairs there are 3 bathrooms.
The Master bedroom has an ensuite bathroom with 2 vanities and a walk-in shower. A Powder room is located near the front entrance. The Spa Room has a separate bathroom next to a walk-in shower. Body Wash, Shampoo, and Conditioner are provided alongside towels.

There are two bathrooms upstairs.
One has 2 vanities with a shower/tub combo and the other 1 vanity and a walk in shower. Body Wash, Shampoo, and Conditioner are provided alongside towels.

**KITCHEN and DINING ROOM**
Cook like you are at home. The Kitchen is the center of this house, the Heart of the Home. It is located next to all 3 living rooms and looks directly into the Boardroom and the Dining Room. This is a stocked kitchen with all the pots, pans, tools and accessories you could possibly need. Start the day with a coffee from the French Press or Keurig. End it by making a gourmet meal for the entire crew.

The Dining room during the day is sun-drenched and has the perfect table for 6, or more. There are also additional chairs and tables in the closet for the entire group to eat together. The Dining Room is bright and airy and looks outside into the Garden.

PLEASE NOTE THAT THE FIREPLACES ARE NOT ACCESSIBLE AT THIS TIME!!

**3 LIVING ROOMS - EACH WITH ITS OWN CHARACTER**
#1 - Boardroom - A Family Room with over 13 board games and cards. This room looks out into the Garden area and is fun for the whole family.
#2 - Moonshine Den - rich, buttery leather sofas and chairs sitting right outside of the Kitchen and Shrimp Room. This is the place for cards or a game of Craps at the end of the night with a nice beverage.
#3 - Shrimp Room - this was where they served shrimp during the holidays prior to the renovations. This is a great space to catch the Big Game, latest movie, or stream your favorite show on the large flat screen TV, with the entire family. This Room looks onto the A-frame Patio which is idyllic in the warmer months.

**SPA ROOM**
The space to unwind and relax after exploring the grounds and the Finger Lakes. This room has an 8 person Hot Tub alongside a Hot Sauna. From the sitting area on the second level you can watch the flat screen TV, sit and relax, or use the space as a workout area. Included are some weights, yoga mat, and an exercise ball. This is where everyone ends up after a long day.

**GAME ROOM**
It’s game time!! Get competitive in the cellar with games, a flat screen TV and a bar with a fridge for all your drinks. The Game Room sits underneath the A-Frame which you can walk underneath onto another concrete patio. During the warmer weather, you can even bring the games outside on this patio.

**EXTERIOR**
If you love the outdoors as much as we do, we saved the best for last. Besides the 10+ acres to explore you can find a babbling brook that winds itself behind the property. The brook has 2 bridges to cross over to explore the wooded area.

The A-Frame is the best place to start the morning because you can enjoy a coffee listening to wonders of nature and hear the babbling brook flowing in the background.

The Fire Pit is also one of the most beloved amenities on the property. We typically provide a starter set of wood for your group to all sit around and enjoy the stargazing, marshmallows, and conversation.

During the warmer months, the Gardens also provide a very peaceful environment to look at the hills of the Finger Lakes region. This is where you can use the grill to make lunch before your adventure begins.


**OTHER NOTES**
You will need a car to get everywhere.
Rental Agreement must be signed.
$500 refundable security hold will be placed 2 days prior to arrival and released 7 days after departure, if no damages are reported.
No pets, you will be charged an additional $500 for a pet and requested to vacate without a refund
