In the evenings, settle into a porch rocker and enjoy the moonlight and the sky full of stars. **Short-Term Rental Agreement**

This agreement is between [Owner Name] ("Owner") and the guest named below ("Guest") for the rental of the property at [Property Address], Water Valley, Mississippi ("Property").

**1. Rental Period.** Check-in is [date] after [time]. Check-out is [date] by [time].

**2. Occupancy.** No more than [#] guests may stay overnight. Day visitors and event guests must be approved by the Owner in advance.

**3. Payment.** The total rental fee is $[amount], plus a refundable security deposit of $[amount]. The deposit will be returned within [#] days after check-out, minus any charges for damage, extra cleaning, or rule violations.

**4. Assumption of Risk and Liability Waiver.** The Property is a working farm and orchard with animals, a weight room, a steam room with infrared, a heated jetted tub, and areas for hiking. Guests understand these activities carry risks of injury, and they choose to take part at their own risk. Guest, for themselves and everyone in their party, releases the Owner from liability for any injury, illness, or loss of property resulting from these or any other activities on the Property. Risks including but not limited to contact with animals, use of the weight room, use of the hyperbaric oxygen chamber, hiking, and use of the fire pit." Hyperbaric chambers come with real medical risks, so you might also ask guests to confirm they have no health conditions that make it unsafe and have checked with their doctor.

**5. Responsibility for Guests and Children.** Guest is responsible for the conduct and safety of everyone in their party, including children and visitors. Children must be supervised at all times, especially around animals, the jetted tub, and the steam room.

**6. Damages.** Guest is responsible for any damage to the home, furnishings, or Property during the stay, beyond normal wear and tear. Repair or replacement costs will be paid to the Owner and may be deducted from the security deposit. Costs above the deposit are due within [#] days of notice.

**7. House Rules.** No smoking indoors. Pets [allowed with approval / not allowed]. Quiet hours are [time] to [time]. Do not feed or enter animal pens without the Owner's permission. [Add any other rules.]

**8. Weddings and Events.** Events require a separate written agreement and may include extra fees, a higher deposit, and proof of event insurance. If wanting to use shooting range must provide conceal carry license, all responsibility will be on the person with the license.

**10. Right of Entry.** The Owner may enter the Property with reasonable notice, or without notice in an emergency.

**11. Governing Law.** This agreement is governed by the laws of the State of Mississippi.

Additional Charges.
Hyperbaric oxygen chamber: $250 per day used. Each session lasts no more than 1 hour, with up to 2 sessions per day. Please schedule use with the Owner in advance.
Propane tank for fire pit: $40 per tank.
Wedding Event upcharge $1500-$3000 depending on activites.

Express photo shoots arround famous areas Oxford. (1 location your choice) 10-30 images at one big location. Action shots, short video clips, authentic and creative. I will meet you at one location withing my 1hr 30 min radius. I will take up to 30 images which can be transfered digitally to customer. Indoor or outdoor your choice.
Guided UTV tour: $350 for a half day private tour, four hours, $100 per hour. I can drive up to three adults. Or bring your own UTV/ATV to massive trails.
Gun Range use with licensed gun owner, who will be rage control, must be trained with rifle and handgun and conceal carry saftey. $200 for small group; must end at sundown. Cannot start until 10 am.
Gun Range Controller Expert: for saftey of range if no one is a licensed weapon holder, we have my weapons for use at range and we will have a certified trained safety. $300 for four hours.

Fitness Coaching Sessions: $30 to $60 per session (30 minutes to 1 hour)
