Large multi-family ski home located on the slopes of Sugarbush Resort

Large comfortable well-loved family home situated on the mountain at Sugarbush Lincoln Peak.Ski-in/ski-out on the mountain with proper conditions for intermediate to advanced skiers. Gorgeous mountain views overlooking the ski area situated perfectly to enjoy all Vermont has to offer along with a cozy gas fireplace to enjoy after a long day of skiing. The home features a layout perfect for families or wedding guests coupled with a fully equipped kitchen and a plethora of sleeping arrangements.
Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

Once booked over this medium you automatically agree to all terms and conditions stated below and the booking will act as your signature.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Colin Phillips personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise. WARNING: Use of fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Guest agree to use fireplace/wood stove if available at own risk and if damage occurs due to negligence it will be the guest’s responsibility to pay for repairs.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs, and other activities on the premisis or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The cabins are up adjacent the Green Mountain National forest and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. Waivo™ Security Deposit Waiver

If You have purchased a Waivo™ Security Deposit Waiver, then the following terms and conditions are now part of Your vacation rental property lease agreement.

I. AGREEMENT
A. On behalf of Mad River Valley Rental Management, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $1,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property.
B. Waivo is hereby responsible for theft or damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $1,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.
C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement.
II. EXCLUSIONS
A. This Security Deposit Waiver will not pay for damages or theft resulting from:
1. Acts of god
2. Prior damage, or normal wear and tear
3. Theft without a valid police report
4. Loss of use of the vacation rental property
5. Rodent, termite, bed bug, or other animal damage or infestation.
6. Damage to a motorized vehicle
7. Fine art or collectibles
B. This Waiver will not pay for damage or theft of property owned by You.
C. This Waiver will not pay for costs associated with debris removal or mechanical breakdown.
III. CONDITIONS
A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner.
B. This Waiver is only effective for a one-time single continuous stay for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.
C. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 3 days of Your departure from the vacation rental property.
D. Waivo will not respond to damage or theft under $50 US dollars.
E. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. A stain or spillage is considered damage.
F. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.
IV. DEFINITIONS
You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.

Please note ski In/out has been explained that it is for intermediate to advanced skier's and entirely subject to conditions. Any reviews mentioning this are subject to removal as this has been clearly explained prior to booking!

Great spot for a group or family, convenient location, fully stocked kitchen , plenty of room to spread out, would recommend it for a trip to Sugarbush. Ski in & out is doable with a little effort

Had a great time at the house! Perfect for a large group of friends or a big family. Nice and close to the mountain, and had everything we needed for an amazing weekend.

Nice but please note...
We understood the "ski-in-ski-out" was contingent on good snow conditions. It should be clear to people thinking of staying here that, even with good snow conditions, you will likely have to walk about 5 minutes to get onto the connecting trail toward the lifts. The ditch was not skiable for us, even though two feet of snow fell over two days. Also, the ski run back to the condo, "Village Run", was very flat for a long time (and challenging with young kids) and you will need to ski through the trees at the end. Village Run wasn't groomed over the five days of our stay. Otherwise, the condo was spacious and comfortable and had a nice view of the Lincoln ski area. We could have used towel hooks in all bathrooms and it's time for the carpeting to go.

Fantastic rental. Well located. Clean. Great space. Love the two living rooms to separate the kids. Feedback for owner - Could not figure out the TV in the sun room as only one remote for the house (used firestick instead). Could not find a hair dryer in the house or garage. Would be nice if house had small bars of soap for the showers (had to run to store).

Great location for a Sugarbush Vacation
Group of 7 adults booked this house for a snowboarding trip to Sugarbush. Great location with amazing views of the mountain! Just up the road from Lincoln Peak base area. Plenty of space for our large group with more than enough beds. Ski in/out is probably more doable on skis vs. snowboard—it involves a bit of hiking with a snowboard. With that said, this home’s proximity to the mountain is hard to beat! Sugarbush is a great mountain!

Great house!
Roomy house with comfortable beds. We were a large group, and there was lots of space for everyone. The house was well kept and super close to the mountain. Would definitely stay again. Only suggestion would be to bring pillows if you like to sleep with more than 1 pillow on your bed.
