Villa Regina Sea View Retreat near Višnjan

Villa Regina is located in the peaceful village of Markovac, near Višnjan, in a location that offers guests a beautiful combination of privacy, comfort and proximity to the western coast of Istria. The villa is modern and elegantly furnished, with plenty of natural light, open spaces and beautiful views of the green Istrian landscape and the sea in the distance. It is suitable for up to 8 guests, making it an excellent choice for families or friends who wish to enjoy a holiday in a well-equipped house with a private pool and enough space for spending time together, as well as for peaceful moments of relaxation.

Villa

The interior of the villa extends over 185 m2 and is spread across two floors, the ground floor and the first floor. On the ground floor there is a spacious living room connected to the dining area and a modern, fully equipped kitchen. Large glass surfaces connect the indoor area with the terrace and pool, giving the entire house a pleasant, open and airy character throughout the day. The living room is equipped with a comfortable seating area, SAT TV, internet and a fireplace, while the kitchen offers everything needed for a comfortable stay, including an induction hob, oven, dishwasher, refrigerator, freezer, ice maker, fully automatic coffee machine, toaster, kettle and wine cooler.

Bedrooms and layout

Villa Regina has a total of 4 bedrooms. One bedroom is located on the ground floor and is especially practical, as it has its own bathroom and is adapted for persons with disabilities. On the first floor there are three additional bedrooms, one of which also has its own bathroom, while the other two share a bathroom on the same floor. Three bedrooms have double beds measuring 180 x 200 cm, while the fourth bedroom is equipped with two single beds. All bedrooms are air-conditioned and have WiFi, SAT TV, a wardrobe and the possibility of individual room temperature control. Two bedrooms on the first floor also have a balcony, which further enhances the feeling of relaxation and connection with the surroundings.

Bathrooms

The villa has 3 bathrooms and an additional guest toilet. Two bathrooms are en suite, while the third bathroom is located on the first floor. All bathrooms are equipped with a shower cabin, toilet, washbasin, hairdryer and personal hygiene products. The bathrooms have underfloor and central heating, making the villa comfortable even outside the main summer season.

Outdoor area

The outdoor area of Villa Regina is designed as a private space for relaxation and enjoyment. The fenced garden of 700 m2 offers a beautifully arranged green area, automatic lawn irrigation, a covered terrace, an outdoor dining table, a lounge area and a sunbathing area. The central feature of the exterior is the private outdoor pool of 34 m2 with salt water. The pool has an outdoor shower and access via steps, and is available from 15.05. to 31.10. Next to the pool and terrace there is a summer kitchen with a gas barbecue, ideal for relaxed evenings outdoors and shared meals after a day spent at the beach or exploring Istria.

Additional information

Villa Regina offers air-conditioned rooms, WiFi in both indoor and outdoor areas, central and underfloor heating, a heat pump, a washing machine, a drying rack, a baby cot and a high chair. Private and covered parking spaces are available for guests, for a maximum of 3 cars. Table tennis is also available at the villa, and the location is very suitable for cycling, walking and exploring the wine roads of northwestern Istria.

Pool heating is available on request during April, May, September and October. This service is optional and is charged additionally at 210 € per week. The pool temperature depends on the outdoor weather conditions.

The house is not intended for youth groups. Pets are not allowed. Smoking is not permitted indoors.
