This tastefully designed home is the perfect getaway for you and your family. This laid-back coastal neighborhood offers a quieter, more relaxed vibe while still putting you within walking distance of great local restaurants and cafes.
The first level has 1 bedroom with 2 full-sized beds, a TV ready for your streaming apps, and an attached full-sized bathroom. This floor also has the laundry room with full use of the washer and dryer.
The open-concept main space on the second floor features a spacious living room, a massive couch, and a fully-stocked kitchen and dining area. Off the living room, you will find the best view in the house on the patio. Gas grill and patio seating provided to enjoy the waves and the beach sunset.
The third level features two bedrooms. The large master suite features a comfortable King-sized bed and a walk-in closet, and a private deck with chairs to watch the sunrise over the water! The updated ensuite master bathroom has a dual vanity, shower, and large soaking tub. In the adjacent hallway is a bedroom with 2 queen-sized beds with an attached full-sized bathroom.

Prime Location: Situated in Chics Beach, you’ll be just a 20-second walk to the sand and an unobstructed beach view to the north/northwest (great for sunsets!). You'll also be close to the best spots in the area, including: - Walking distance to many bars/restaurants (Buoy 44, Green Parrot, Zia Marie, Hell's Kitchen, and Commonwealth Brewing) - 12 miles to the new Atlantic Park Surf and the Dome music venue

Other details to note/house rules: Parking is limited - One space in the garage and 1 space in between the 2 condo units. Chics beach is busy during the summer season so it is recommended to consolidate vehicles if possible.
There are cameras on the exterior of the home. They are motion activated, records video and audio, and are active during reservations. There is also a decibel monitoring device located in the home. This is a smart device that measures decibel levels only and allows us to respond to extremely loud and sustained volumes. It does NOT record conversation, it only measures decibel levels. This helps us to avoid unauthorized parties. Our goal is for our guests and neighbors to both have an enjoyable experience!
*This home is not pet friendly. Any undisclosed pets on the property will incur a $300 fine plus any damages or extra cleaning charges. We do ask that service animals are disclosed and emotional support animals need to have valid documentation prior to the start of stay.
*No smoking allowed (weed or cigarettes) - evidence will incur a $500 minimum fine. Please smoke away from the home away from windows or doors and dispose of cigarette butts properly.
*Any visitors must also be listed in the guest count. Minimum fine of $50 per person per night will apply for any undisclosed guests. The city is strict about maximum occupancy including visitors and we cannot allow more than the maximum guest count at any one time.
*Please observe a 9 p.m.- 8 a.m. quiet hour for our neighbors. They are our utmost priority to continue to operate short term rentals for years to come. Noise violations are taken seriously and will have one courtesy warning before removal without repayment for nights unspent.
*Our place is not for parties. $500 minimum fine for parties. A party is defined by any more than the maximum amount of occupants in the home at any one time (guest maximum can be found in the listing). No refund will be given for nights unspent if we are forced to terminate the reservation due to a party. We want you to have a great time with up to the maximum number of guests in the house, including any visitors. This is a residential area and our neighbors rely on us not to disrupt the community. We want to continue to do short term rentals for a long time so please help us respect our neighbors.
*Please note while the home is cleaned very thoroughly between stays and air filters changed regularly, we may allow dogs at the home. Those with severe allergies will need to consider our home’s suitability for their unique needs.
*No refunds will be given for COVID-19 or weather related cancellations including hurricanes. Please consider purchasing trip insurance that covers any unforeseen circumstances. Please note during hurricane season our area is prone to inclement weather.
*$75 per hour charge for not checking out on time. Please communicate if you need more time, if we can accommodate we will not charge a fee.
*If our property has a grill, please clean after use to avoid an extra $75 grill cleaning charge.
*Ice makers and fireplaces are an extra amenity and no refunds will be given if they are not functioning properly.
*To maintain a fair and comfortable environment for all guests, we ask that utilities (electricity, water, gas, etc.) be used responsibly. If there is evidence of excessive utility consumption beyond normal use for the duration of your stay, we reserve the right to charge additional fees for the excess usage. These charges will be calculated based on actual costs incurred and will be billed to the guest.
*No paper towels or wipes (including flushable wipes) are allowed down the drains. If a plumber needs to fix an issue caused by the aforementioned items and reasons, the cost will be billed back to the guest.
*Guest agrees to complete a third party encrypted ID verification independent of the platform booked on for security purposes. If the guest does not complete the verification or the host is not comfortable with the screening results, host may cancel the reservation with full refund to the guest.
*Any cleaning or maintenance issues must be addressed to the host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided.
*Please note lawn care and trash service may come on the premises during your stay. Days and times vary, please inquire if you need more specifics on when to expect these services to take place during your stay.
*Stays over 60 days will require a clean every 30 days included in your booking fee.
*An application, screening, signed lease and deposit is required for 90+ day rentals-please inquire for more details. Bookings over 90 days are brokered by Sojourn Realty.
*Please note that we do not provide shoveling or snow removal. Use caution in case of these situations, as we are not to be held liable.
