- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Tenuta Montiepoli stands on a hilltop at 695 m above sea level, among the green hills of the typical Umbrian countryside and dominating a landscape immersed in silence, enlivened by expanses of cultivated fields and hills with breathtaking views towards picturesque medieval villages that stand out on the horizon. An evocative rural painting in which this peaceful retreat fits harmoniously. A residence in stone, with a rustic air, ready to welcome its guests, where they can enjoy the private and relaxing atmosphere. Equipped with all comforts, the house has large, bright and welcoming rooms, where the taste for traditional materials prevails, the fruit of local craftsmanship: wooden ceiling beams and floors in classic terracotta. Elegant cosy bedrooms, all with ensuite bathroom and air conditioning. Thanks to the French windows of the spacious living room, the house expands out into the well-kept garden that surrounds it, a mantle of green lawn dotted with a succession of Mediterranean essences, with elegant living areas shaded by large porticoes and tall trees, designed for relaxing in the open air. The fully-equipped swimming pool, surrounded by greenery, is just a few metres from the house in a super panoramic position over the valley towards Casacastalda, a village set on a hill which can be seen in all its splendour: admiring it at sunset, with a glass of red wine by the pool, will be an unforgettable experience. Given its location just a few kilometres from Valfabbrica, the house is the ideal starting point for excursions to Gubbio, Assisi, Perugia, Spoleto and Lake Trasimeno and also to Florence and Rome, being just a few kilometres from the E45 highway which connects all of Umbria, Tuscany and Lazio. Basic services and shops can be found in Casacastalda, just a few minutes away by car.
Interior:
The main entrance leads into the ground floor living area, a large open-plan room with lounge and dining area, furnished with table, chairs, fireplace, smart TV, sofa and armchairs, with adjacent the industrial kitchen. Completing the floor are two double bedrooms with ensuite bathroom with shower (both with direct exit out to the garden via French windows) and a guest bathroom. The first floor is composed of two wings, not connected to each other. The first wing is reached by an internal flight of 20 steps and consists of a double bedroom with ensuite bathroom with shower, communicating with a room with two single beds and a further double bedroom with ensuite bathroom with shower, communicating with a room with one single bed. An external flight of 20 steps leads up to the second wing with two double bedrooms, each with ensuite bathroom with shower and a sitting room with fireplace and kitchenette. Both bedrooms have independent entrance and share a panoramic terrace furnished with sofa, armchairs and table. All the bedrooms have air conditioning and smart TV. The laundry room is located on the ground floor with entrance only from the outside. Air conditioning only in the bedrooms.
Park:
Tenuta Montiepoli is surrounded by a splendid well-kept garden of about 1.5 hectares, mostly flat and partially fenced, covered by a mantle of green grass with various types of tall trees, olive groves, woodland and various fragrant coloured flowers. The large panoramic portico, located immediately outside the living room, is furnished with a table, chairs, sofa, armchairs and a games corner with ping-pong table and table football. On the opposite side of the house is a second portico, furnished with table and chairs while, just a few metres from it, outside the kitchen, is the canopy-covered outdoor cooking area with built-in barbecue, pizza oven and sink. Scattered here and there in the garden are various areas with wooden benches and tables, allowing you to to relax in all tranquillity with fabulous views of the surrounding hills. In the evening the external lights in various strategic places render the garden even more fascinating, both around the swimming pool and in the rest of the property, in short, the ideal place in which to admire enchanting sunsets. A parking area with space for four cars is located just outside the gate while in front of the house, within the garden, are two additional parking spaces.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The panoramic swimming pool, for exclusive use, located approximately 15 m from the house and on the same level, is reached along a paved path. The rectangular pool, measuring 12 x 6 m with a constant depth of 1.50 m, is lined in PVC with a brick border and has internal spotlights and chlorine purification, with submerged steps and a metal ladder for access to the water. The large wecoming solarium in terracotta that surrounds it is equipped with sunbeds and umbrellas, a gazebo with sofa and armchairs and a solar shower. The pool is available from the last Saturday in April until the first Saturday in October.
