WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -This is not a pet-friendly home. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -TV streaming service is provided through Hulu+Live. -Window and portable A/C units. -There is a wood stove on the main level. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -This unit has a propane grill; propane is supplied. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 4 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing 3 steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -There is a dumpster located on-site for bagged trash.
Disclosures -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

Close home to Bretton Woods
Nice place to stay that is close to Bretton Woods. Wood stove and kitchen/living room area has a great in the woods cabin vibe. Plenty of room for the whole family. Great house, just be aware that the bathroom is not on same floor as the two upstairs bathrooms.

Great Trip
We had a nice 3 night stay in Twin Mountain. The house was well appointed and served its cozy purpose for our family ski trip. The location is perfect.
Seconds from YaYa’s gas station/deli/market and a lovely 8 minute drive to the base at Bretton Woods.The snowy yard was an added bonus for the kids to play, sled, and track the local woodland critters nightly jaunts. Highly recommended.

Cozy, quiet house in the heart of the White Mountains
We had a great stay in this house. We were 20 mins from down hill mountain biking at Loon, 10 mins from a great brewery in Bethlehem, who have also developed some fun biking trails, and 20 mins to the Cog railway! So much to do and not enough time. Wish we could have stayed longer so we could enjoy the house more!

It is a terrific home, very nice inside and well appointed. Bretton Woods is a very good management company as well. They are very attentive and communications are excellent. The only two improvements to this particular property that I would suggest is to get a new gas grill as the one there is in very bad shape, dirty and almost unusable. I would also recommend that the outside area be kept up better as the grass was very high and the area is unkept and could use a good weed-whacking. Other than those two fairly minor issues, the home is terrific and we would definitely stay there again!!!

Great Location!
Adorable house with a cabin like feel. Very clean, just the right space for our group of two couples and five kids 12 and under. We had an issue with the heating in the kids’ bedroom and the response was immediate and totally professional. This was an ideal location for skiing at Bretton Woods! The wood stove was VERY efficient and added a nice ambiance to our evenings. The living room set up was perfect for family movie night. The kitchen was adequately equipped, with the exception of a good sized cutting board. Very comfortable beds and extra pillows! Snow removal was prompt and thorough.

Perfect little getaway
43TV is perfectly appointed for a party of 7. The house is setup to enjoy family time but is also roomy enough for those who need some space to retreat for quiet time. The two full
bathrooms are updated and the two showers very much appreciated after coming home from a long day on the slopes. The large side yard and sledding hill provides hours of entertainment for the littles. The wood stove is easy to operate, provides a ton of heat, while providing the coziest atmosphere for the winter backdrop that exists outside the large glass windows of the family room. Our family is growing. So this year may be our last for a while. But 43TV will always hold a special place in our hearts.

Beautiful, but allergy sufferers beware
The house was beautiful with newer furniture, nice linens, comfortable mattresses, and a good amount of space. The kitchen was very well stocked. It was a quiet and convenient location. We also were pleasantly surprised to find room air conditioners in each bedroom and the main living space, as well as numerous fans.
Unfortunately, the King bedroom is partially below grade and there was damp carpet in one corner that caused a musty smell to permeate throughout the lower level. This flared allergy & asthma issues for our family to the point that we had to leave the property. If this problem is fixed and the carpet is replaced, this would be a very nice property.
