The Space:
Set on the third floor of Paramar VIVA, this 180 square meter condo offers a relaxed stay for up to six guests, with a layout that balances comfort, function, and access to shared wellness amenities. Natural textures, warm wood finishes, and soft tones give the apartment a grounded feel, while large windows and sliding doors bring in light throughout the day.
Living and Kitchen Area
The open concept main area connects the living room, dining space, and kitchen in an easy, practical layout. The sitting area includes a sofa, Smart TV, and access to a small balcony that adds fresh air and natural light. Just beside it, the kitchen is fully equipped with a stove, oven, microwave, toaster, blender, refrigerator, cookware, and dining essentials. A breakfast bar with stools and a dining table make it easy to share meals or catch up after a day out.
Balcony and Outdoor Feel
The apartment includes small outdoor spaces that add to the overall layout. One balcony connects to the living area, while the king bedroom also has its own little balcony, offering a quiet spot to sit with coffee or wind down in the evening.

Both bedrooms are on the same floor and each includes an en suite bathroom with a shower, sink, and toilet.

Guests have access to a rooftop infinity pool, hot jacuzzi, cold jacuzzi with hydromassage, dry sauna, massage beds, gym, kids club, coworking area, game spaces, outdoor dining areas, hammock, and open lounge areas, all shared within the building.
Guest Access:
Self check-in using the lockbox. The code will be sent before your arrival, but please stop at the reception first to register before going to the condo.
The Neighborhood:
Located in Aldea Zama’s premium area, the condo is tucked between Tulum Beach and downtown. This peaceful jungle-surrounded neighborhood is ideal for travelers seeking both serenity and easy access to shops, cafes, beach clubs, and the famous Tulum ruins.
Getting Around:
Tulum International Airport (TQO) is 27 miles away, while Cancun International Airport (CUN) is 76 miles. Driving times vary with traffic. Onsite parking is available. Public buses and taxis are easy to access, and downtown is a 5-minute drive away.

- Tulum is an area of high growth, and during daytime work hours, you may hear construction noise.
- Electricity and Internet outages are a reality in Tulum and completely out of our control. If you experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.
- Travelers must be at least 21 years of age or older to book.
- Guests will be asked to sign a Rental Agreement upon booking confirmation.
- No more guests than those listed on the reservation are allowed.
- Guests might be required to present an official ID at check-in or during the stay.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- Cleaning service is available at an extra cost. Let us know in advance to book it.
- Electricity is included for short-term stays (2-27 nights). Please help save energy by keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.
- There are outdoor security cameras strictly for security and safety reasons.
- Pets are not allowed.
- Pool and common area rules and hours at the complex must be respected.
- There’s a $100 USD fine for breaking any of the above rules.
