✢ Pets are not allowed unless approved in advance and subject to an additional security deposit.

✢ Smoking is not permitted inside the villa.

✢ Please notify us before allowing any additional person to enter the property so that the reservation can be updated accordingly.

✢ External staff or service providers are not permitted to enter the property for security reasons. If authorized, external vendors may be subject to an additional security deposit and extra charges.

✢ Cleaning service is not included. Additional fees will apply for cleaning services and for changing bed linens or towels.



Guest Access:

The apartment features a small private pool. Access to a beach club is included with your stay, as well as access to the Luum Zama wellness facilities, which are currently closed due to maintenance issues.



The Neighborhood:

Artila is located in Luum Zamá, within Aldea Zama, one of Tulum’s most exclusive neighborhoods, ideally situated between downtown Tulum and the hotel zone. Cafés, restaurants, and convenience stores can be found within walking distance.



Luum Zamá features one of the most complete wellness areas in Tulum, including a traditional temazcal, a hydrotherapy circuit, hot and cold plunge pools, a steam room, and other amenities. Please note that, as of June 30, these facilities are undergoing maintenance, and we hope they will be available again as soon as possible.



Downtown Tulum is approximately a 7-minute drive away, or 2.6 km from the property. There, you will find a wide variety of restaurants, bars, convenience stores, souvenir shops, and charming local experiences.



Tulum’s beaches and hotel zone are approximately an 8-minute drive away, or 3.7 km from the property, depending on your specific destination and traffic conditions. This area also offers upscale restaurants, souvenir shops, excellent beach clubs, bars, boutiques, cenotes, and many other attractions for a complete Tulum jungle-and-beach experience.



Getting Around:

We recommend renting bikes, motorbikes, car or use our private driver service in order to move around Tulum, to avoid excessive taxi fees since there is no Uber in town

2. Fauna Encounters:

Wildlife Abounds: Tulum is home to a diverse range of creatures, from sea turtles to jungle-dwelling species. These animals may pass through or seek new habitats due to ongoing changes and construction: Please do not harm any wildlife you encounter. Notify us if you come across any animals so we can safely return them to their natural environment. Additionally, we strongly recommend keeping food in the fridge to avoid tempting these little friends, as we have no control over their persistent search for food.



3. Weather & Hurricanes:

Natural Occurrences: Quintana Roo is prone to hurricanes and heavy rains. We recommend comprehensive travel insurance to cover any cancellations related to these events or similar situations.

Growing Town: Tulum is rapidly evolving, and some streets may be challenging to locate or not fully paved. For example, zip codes can also be mixed, and streets with the same/very similar names or hard to find. 5. Humid Climate:

Tulum's climate is characterized by high humidity, particularly during the wet season. Visitors should be prepared for muggy conditions and changes in house construction materials, such as Chuukum stucco, which naturally adapts to the humid environment. 6. Concierge Services

Should any concerns occur, we will assist in resolving them, but we cannot be held accountable for external situations. Please note that this does not affect your experience with the villa itself. Additionally, our Concierge service is available from 8 a.m. to 11 p.m. and is not a 24/7 butler service per se. If an emergency arises outside these hours, please give them a call.



External Vendor Policy



To ensure the safety of our guests, staff, and property, any external vendor who has not been previously recommended or approved by us will be subject to a MXN $3,000 access fee per vendor.



This fee helps ensure the safety and security of the property and our guests, while also covering the administrative and operational costs that may arise in the event of damage, property issues, or incidents caused by external vendors.



All external vendors must receive prior approval from management before entering the villa. Access may be denied if prior authorization has not been obtained or if the applicable fee has not been paid.



Interaction with Guests:

Our concierge team will be available to you via text message from 8 a.m. to 11 p.m. Emergencies will always be tended to immediately. When booking, they will contact you to help you plan your vacation ahead and make sure you get the most out of the destination with our local gems.
