Hosted by Coastal Stay. Welcome to Bay Breeze 107, a first-floor beachfront condo overlooking beautiful East Grand Traverse Bay. With direct beach access, a private waterfront patio, a spacious open layout, and plenty of natural light, this relaxing retreat is an ideal home base for enjoying everything Traverse City has to offer.

Central Location! Walk across the street for your morning coffee at Cup of Joe or grab dinner and drinks at Hopscotch Tap Room. Explore the shops and cafés of Front Street, spend the day along the TART Trail, or simply step outside and unwind along the shoreline.

Please Note: Pets are not permitted due to HOA rules. Quiet hours begin at 10pm, and no unauthorized parties are allowed.

The décor and furnishings may vary from the photos shown, as we are currently updating the unit interiors. The condo layout, size, and amenities remain the same, and updated photos will be added soon!

The condo building is located along a main road, so some traffic noise may be heard during your stay. For added comfort, we provide a sound machine to help create a more peaceful sleeping environment.

The condo accommodates up to 4 guests. Additional sleeping space is available on the sleeper sofa in the living room. A pullout chair is also available and is best suited for a small child. Families traveling with little ones will appreciate the Pack & Play and high chair provided.

Unwind in the spacious, newly renovated bathroom featuring:

- A large walk-in shower
- Large two-person soaking tub (non-jetted)

The full kitchen makes dining in easy and includes a stove, refrigerator, microwave, dishwasher, toaster, coffee maker, cookware, dishes, and utensils.

Step outside to your private ground-floor patio and enjoy the fresh bay air. The private beachfront is just steps away, making it easy to spend your days swimming, sunbathing, relaxing in the sand, or taking in the views of East Grand Traverse Bay.

If you’re not up for braving the waters of Lake Michigan, the condo also offers a shared outdoor swimming pool and hot tub, available ONLY from Memorial Day through Labor Day.

☆☆ PARKING ☆☆
Guests have access to an open parking lot at the building. While spots are not assigned, you may park up to 2 vehicles per condo according to building rules. Visitors are welcome to park at the public boat launch lot directly next to the building; however, please note that overnight parking is not permitted at the boat launch.

☆☆ FLOOR & ACCESS ☆☆
This condo is located on the 1st floor. The building is equipped with both an elevator and stairs for your convenience. If you prefer a unit on the second or third floor, please reach out — we manage other condos within the same building and would be happy to help you find the perfect fit.

☆☆Accidents Happen — We’ve Got You Covered☆☆
We understand that sometimes small accidents happen while traveling. That’s why your booking includes a $250 accidental damage waiver, built directly into your stay.

If something minor gets damaged during your visit, please let us know right away. We’ll take care of it so you can relax and enjoy your trip.

Please note: The waiver applies to accidental damage only and does not cover intentional damage, missing items, rule violations, or excessive mess.

- Check-in/out: Early check-ins and late check-outs are available by request, subject to availability, and may incur an additional fee.

- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.

- Payment & Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund and a free cancellation, a credit card processing fee will be deducted. Full payment is taken upon booking.

*Please note that violation of any of these rules is considered a breach of the terms and conditions of the rental agreement. The owner reserves the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in deductions from the security deposit or other penalties.

Child Safety: Parents must not leave children unsupervised and are fully responsible for their safety at all times.

Safety & Energy Saving: Please close the windows and lock the door when leaving the premises.

Report any damages and/or breakages immediately.

Cleaning and Maintenance: Smoking or burning candles are not allowed inside the home. No eating or drinking in bedrooms.

Please do not wear shoes inside the house. Please turn off any electronics when you leave the house.

Visitors & Noise: No unregistered guests or visitors allowed. The maximum property capacity is 4 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 10 p.m. Please refrain from making noises past 10 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.

Pets: Pets are not permitted at this location due to HOA regulations.

Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.

We provide black make-up towels and cotton pads for removing make-up. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.

Property/Home owner(s), Property Manager will not assume responsibility for illness or injury that guest(s) may incur while on the property. Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest. By accepting this reservation, it is agreed that all guests are assuming the responsibility of any harm arising from their use of the premises or other people they invite to this property (per owner’s approval). Owner has the right to ask guest(s) to leave the property if these rules are violated. If legal action is taken against guest(s), the at fault party will be responsible for all lawsuits/lawyer fees. Any violation of these rules could result in you being charged your security deposit and/or legal action taken. Call 911 if there is an emergency and then call the host.

HOA RULES AND REGULATIONS

No smoking, vaping, use of tobacco or drugs is allowed inside a condo. Smoking, vaping and use of tobacco are allowed in the parking lot and designated smoking area only. Designated smoking area is located between the condo building and the beach area along the tiled path (opposite the boat rental). All cigarette butts should be placed in appropriate receptacle.

No BBQ or grilling should take place on decks or balconies. BBQ or grilling is allowed at a distance of at least 25 feet from the building.

Gasoline and propane tanks should not be stored on decks or balconies. Please see The Beach office for storage access.

No open fires are allowed on The Beach Condominium premises (including the beach).

The use of fireworks is prohibited on The Beach Condominium premises.

No use of firearms, pellet guns, B-B guns, or other dangerous weapons are allowed on The Beach Condominium premises.
