Enjoy a peaceful and relaxing getaway at this fantastic RIVER FRONT studio-style cabin. Perched just above the Little River, this cabin is the perfect couples getaway or home away from home! Relax with a cup of coffee and listen to the peaceful sounds of the Little River. It is also a short drive to Cades Cove and Pigeon Forge where you can experience all that the Smoky Mountains have to offer! We hope you enjoy your next stay here!

We recommend having a vehicle on hand!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- Guests are responsible for providing their own firewood.

- Due to the rural location of this property, cell phone reception may occasionally be spotty.

- No RV or Trailer parking.

- Guests are responsible for providing their own propane for grills and outdoor fireplaces. There is often a supply left by previous guests, so we recommend checking before purchase.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Due to our close proximity to the National Park, we have a large population of insects including ladybugs, house flies, stink bugs, millipedes, carpenter bees, and wasps. Although all of our properties are sprayed regularly by a professional pest control company, the city and park areas are not. During various times of the year, these insects may find their way into the property. By booking you understand that is a possibility during your stay and understand that there will be no refunds related to bugs getting into the property. We will be happy to work with you to get pest control back out if necessary.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

The house is nice but there are no blinds on the back half of the house. Privacy is not an issue, but the early morning light is. It is a nice get away for a couple. Wi-Fi and cell reception are not good at all. That may not be a bad thing since the point of the mountains is to get away, but it can be difficult to call home and check in with the kids.

Arrived and entry code won’t work. No phone service, so have to drive to town to call. Get code and Wi-Fi won’t work. Back to town and they can give any idea when it can be repaired. There were no blinds or curtains located next to the sleeping area. Had to stay in a hotel because they could not fix issues. Would not give a refund. I will attach photos where the blinds were remove and not replaced. The cabin is located about 150’ from the highway where the windows face in a highly congested area by a campground and other cabins close by.

We booked this cabin last minute and could not have been more pleased. First of all, the location is amazing. Townsend is less crazy than the other local towns, the cabin overlooks a relaxing river, and is directly across from a lesser used park entrance. Though there are other homes nearby, the owners have done a great job making this cabin feel private. Utensils and cookware we needed to make a few meals were all supplied and the rocking chairs on the balcony were the perfect spot for morning coffee. The updated décor and cleanliness felt fresh and inviting, We will definitely be back!

The cabin was good size for a couple such as we are. Some things that we missed were an operating front porch light, kitchen dish towel, dish pan, and broom. Parking was awkward. Access road to cabin was very narrow. It was not fun having to back up to let other traffic in. Upon arrival the WIFI did not function until the following day after messaging and calling.

Thrilled when we walked into the cabin. A very rustic feel which we love. Location was peaceful and quiet. Have no complaints. Only disappointed when we went to grill steaks and the tanks were empty. A lovely stay, just not long enough!

The bed and bedding were five star hotel quality. Not a ton of curb appeal, but when you open the door it's so spacious and nice inside. Everything was exceptionally clean and seemed new. The deck looks down on Little River at the farthest edge of Townsend next to the national park. The hill is too steep to get down to the creek. You drive through Little Arrow Outdoor Resort campground to reach the cabin. The campground looked high end and was really cute. We saw a huge bear roaming through the campground on our way to the cabin at dusk one night. The management company advised that we had to bring our own propane tank for the grill, which I thought was ridiculous, but when we arrived there were two propane tanks left behind by other people. It was a great place to stay in an amazing location and I wouldn't hesitate to book it again.

We loved the location and river view and sound of the water and birds. We got to watch a black bear from the balcony one evening - a thrill for us. Cabin was great. Only improvements would be the outdoor grill be cleaned between guests and propane be made available. We were able to get a small amount of propane (partial fill of empty tank) from the local KOA.

This was a great property I was wanting to go floating down the river and our property was just as I would have expected. Set off in the river and floated down river for a couple of hours . Very clean and decorated. Will use these owners again
