Prime location with one of the most breathtaking views in The Villages, Village of Amelia (water and golf course)! BEAUTIFUL SUNSETS!! 5 mins from Lake Sumter and 10 mins from Brownwood, this charming spacious 830sf 1BR 1BA apt with king bed and full kitchen provides everything you need. The apt is part of the owner's home, but is completely separate with its own 2 entrances, large TVs, W&D, and an EXTRA-LARGE ROMAN SHOWER. Enjoy life as a Villager in this cottage with the Parfect View!

Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. We are a local management company and have local vendors to handle any issues that may arise. So, please do not hesitate to reach out if you need further assistance.

Location, location, location. The Village of Amelia is 5 mins from Lake Sumter Landing, 10 min from Brownwood Paddock Square, 10 mins from Spanish Springs, and fifteen minutes from Sawgrass Grove and Edna's on the Green. The residents enjoy beautiful homes and villas in friendly neighborhoods located between the Mallory Hill and Havana Country Clubs. There's plenty of neighborhood recreation close by, and with Lake Sumter Landing to the north, and the Colony Plaza Shopping Center to the south, shopping, dining and recreation opportunities abound. This particular location is one of the highest points in The Villages.

The Village of Amelia is a vibrant and scenic neighborhood known for its peaceful charm and proximity to a wide array of amenities. Nestled near the Mallory Hill Country Club, residents can enjoy easy access to championship golf courses, including the Amelia course. The neighborhood is also close to Lake Sumter Landing, a bustling town square with shopping, dining, and nightly live entertainment.

Other nearby attractions and amenities include:
    •    Recreation Centers: Amelia residents are near the Odell Recreation Center, which offers a pool, fitness facilities, and various activities.
    •    Shopping and Dining: Convenient access to grocery stores, boutiques, and restaurants within The Villages.

The Village of Amelia offers the perfect blend of activity, convenience, and tranquility, making it an ideal location to enjoy the famous Villages lifestyle!

The Villages is a 55+ community and therefore has age restrictions for long term guests. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, neighbors are friends here and pay attention to each other's homes. Therefore, please do not be excessively loud past 9pm.

Guests are permitted access to the cottage (entrance on right side of home), guest patio area and the pool area during the hours of 10a-6p. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.

The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in does NOT offer use of a golf cart. There are local vendors available to rent (with delivery) additional golf carts, if desired. It is truly a fun part of the experience.

HOME FEATURES & DETAILS:
- 1 BR/1 BA in the Village of Amelia
- Living room with a large comfy couch, large TV and beautiful view of the pool & golf course
- Master Bedroom - King - Flatscreen TV, console, organized walk-in closet, dresser & ensuite bathroom with extra-large walk-in roman shower
- Fully Equipped Kitchen with bar seats (2 stools). All cooking necessities are provided
- KEURIG coffee maker (4 pods are provided at check-in)
- Laundry Room located in bedroom - Washer & Dryer (a few pods are provided)
- Parking: A single (1) car may park in the driveway. Additional street parking available.
- Propane grill is provided for your use (this is on the side of the unit, NOT the exterior kitchen grill)

POOL DETAILS:
- The pool and outdoor entertainment area is shared with the other unit of this duplex (the homeowners) and is available for guest use between the hours of 10am and 6pm, daily. Guests are not permitted in the pool area outside of these hours without prior authorization.
- The pool has a depth of 5ft, at its deepest point. With a ledge for seating and a sundeck with a depth of approx. 1'.
- The hot tub is available to guests with arranged times. Once approved, guests have two hours of hot tub use. See heat fee details below.
- NO GLASS is to be used in or around the pool, plastic cups are provided for pool use.
- This pool is serviced by electric heat and can take up to 24 hours to heat up to the desired temperature.
- The pool is monitored via an external control. Guests are not permitted to adjust pool temperature or other functions.
- When choosing to add the pool heat – this cost will cover getting the pool to an average temperature of 82-83 degrees.
- Pool is permitted to use for registered guests only, guests may not bring other persons to the pool.
- Guests are not permitted to use the outdoor kitchen.
- DEC-APR: The cost to heat the spa/pool during these months will be $50/day. Please notify management prior to your stay if you desire the spa/pool to be heated during these months.
- OCT-NOV: The cost to heat the pool during these months will be $35/day. Please notify management prior to your stay if you desire the pool to be heated during these months.
- The pool heating option is not always guaranteed and may be denied at the discretion of the homeowner due to extreme weather conditions, if applicable.
- Please feel free to send a message to discuss your pool heat desires if this is something you are interested in.

POLICIES:
Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 2-Bedrooms = 3 guests included; max 4x guests.)

Door Code Provided 48 hours before check-in date

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; And Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.

Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time. Any violations may result in a fine.

Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
