📍 Estate Layout & Neighbour Information

The villa is located within a private gated estate which contains a small number of neighbouring properties.

Guests will have exclusive use of the main villa, private garden, balcony and outdoor areas shown in the listing photos.

Within the estate there are two neighbouring residences:

• An attached annex connected to the main villa where neighbours reside
• A separate detached annex located elsewhere within the gated grounds

These neighbouring properties are completely separate residences with their own private access and do not share any internal space with the villa.

The estate is quiet, safe and residential, so we kindly ask guests to be respectful of neighbours during their stay, particularly during late evening hours.

The layout of the estate does not affect your privacy or use of the villa, and the property remains a fantastic option for families, groups and longer stays seeking space, comfort and security.

Civilised gatherings and small events are permitted, provided they are respectful of the property and neighbouring residents on the complex.

• No excessive noise, antisocial behaviour, or disruption at any time
• Quiet hours must be strictly observed
• The number of guests must not exceed the agreed occupancy unless approved in advance

Any event that becomes disruptive, causes complaints, or breaches house rules may result in immediate termination of the stay without refund and a charge of up to £1000 , and deposits may be used to cover additional cleaning, security, or damage costs.

If you are planning a gathering, please confirm details in advance so we can ensure it is suitable for the property.

👥 REGISTERED GUESTS ONLY
Only guests included in the booking are permitted on the property at any time. No unregistered guests allowed, including during the evening or overnight.

👟 SHOES OFF INDOORS
To protect flooring and furnishings, we kindly ask all guests to remove shoes inside the property.

🔊 NOISE & SECURITY
The property is fitted with external CCTV and monitoring systems. Excessive noise, unauthorised gatherings or rule breaches may result in immediate removal without refund.

The lead guest must complete our secure online check-in, agree to terms and conditions, and provide valid photo ID (UK driving licence or passport) prior to arrival.

Key Loss or Damage: Guests are responsible for the keys or key fobs provided during their stay. In the event that keys or key fobs are lost, damaged, or not returned to the original collection point, a £250 charge will be applied via Airbnb to cover the cost of replacements and locksmith fees.

Check-Out Time: Failure to check out by the designated time of 10am will result in a charge of £100 per hour via Airbnb to cover the inconvenience and additional cleaning or preparation costs.
