A Home to Relax and Unwind
The kitchen, lounge and dining area share one open floor, giving a couple room to spread out and settle in. A separate tiled room holds the indoor hot tub, so you can soak whatever the weather does outside. Air conditioning and portable fans keep things comfortable across the seasons.

The Layout
• Living area: Open-plan lounge with a green sofa facing a Smart TV loaded with streaming, beside the timber staircase.

• Kitchen: Full setup with oven, hob, microwave, dishwasher, fridge, freezer, toaster, kettle and coffee machine, plus cooking basics and wine glasses.

• Dining area: Table with bench seating, set off the lounge.

• Bedroom 1: King bed with an attached en-suite. Room-darkening blinds and extra pillows and blankets provided.

• Bathroom: Walk-in shower enclosure with a pedestal basin under the skylight. Towels and toiletries provided.

• Hot tub room: A separate tiled room with an indoor inflatable Lazy Spa hot tub.

• Outdoor space: Garden with outdoor furniture and BBQ facilities.

Location
Welford-on-Avon is a quiet Warwickshire village of country pubs and riverside walks, close to Stratford-upon-Avon and the edge of the Cotswolds. Three pubs sit within a short stroll, and a circular countryside walk starts within the village. Stratford`s Shakespeare attractions and theatre are a 10 to 15 minute drive.

Good to Know Before You Book
This is a second-floor apartment reached by an open timber staircase, so please check accessibility before booking. It is an adult-only property for guests aged 18 or over. The hot tub is an indoor inflatable Lazy Spa set in a tiled room. Check-in is self-service via a keybox, with full instructions sent on the morning of arrival. Welford-on-Avon sits in open countryside and public transport is limited, so a car makes this stay easiest.

Extra charges
A few extras can be arranged, all subject to availability and requested after booking through a secure third-party platform: use of the hot tub at £50 per stay, a breakfast hamper at £40 per stay, and early check-in or late check-out at £20 per hour, up to a maximum of 2 hours. Pets are welcome at £30 per pet per stay, up to a maximum of 2. Please include any pets when making your booking.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.

Please treat the space with care and leave it as you would hope to find it. Before you leave, start the dishwasher, and start the washing machine with any used towels. Keys should be returned to the keybox on departure, and please keep noise low in the evenings out of respect for the surroundings and any neighbours.
