Unwind in a spacious St. Augustine home built around its showstopper backyard — a private hot tub, covered gazebo with dining, and gas grill, all tucked inside a fully fenced yard. Minutes from the beach and historic downtown, this is the kind of place where the outdoor living is just as good as the exploring.

The Space
Bright, comfortable, and laid out for groups. The home sleeps up to 8 across three bedrooms and three full bathrooms — no sharing, no waiting.

Agreement & ID
By booking, you agree to all house rules. Prior to check-in, the primary guest must sign our Rental Agreement and provide a valid government-issued ID (required under FL Statute 509).
Check-In & Checkout
Check-in: 4:00 PM | Checkout: 10:00 AM
Early check-in / late checkout available for $40/hr based on availability — message in advance.
Unauthorized late checkout: $100/hr.
Smoking & Vaping
Strictly prohibited indoors. $599 deep-cleaning fee for violations. Please smoke outside away from doors and windows.
Pets
Up to 2 pets with prior approval. $100/pet fee. Pets must stay off all furniture and beds. Unauthorized pets: $250 fee.
Hot Tub
Shower before use. No glass in or around the hot tub — plastic cups provided. Keep cover on when not in use. Children must be supervised at all times. Do not tamper with safety fences or self-latching gates (required by FL law, Chapter 515).
Grill
Clean grates after each use. $50 fee if cleaning is required.
Quiet Hours
10:00 PM – 7:00 AM per local ordinance. No parties or events. Only registered guests permitted on the property.
Doors & Windows
Keep closed at all times when AC is running to prevent system failure and pest entry.
Trash
Bag all trash and place in the side-yard bins. Pickup is every Friday (garbage + recycling).
Amenity Policy
No refunds for temporary failure of hot tub, Wi-Fi, TVs, or appliances — we prioritize prompt repair. No refunds for wildlife encounters, insects, or weather-related outages.
