Our family really enjoyed our stay here. The river was so peaceful, our kids loved the stars, and the views all around were beautiful. It was a great location. The kids loved the pool as well as the swings. We had everything we needed and our host was great to communicate with. Our only bummer was the construction going on next door but thankfully we got some quiet hours in the evening and weekend.

The house worked very well for our 3 generation family gathering. There was plenty of space for all of us to gather, as well as spaces for small group time. The views from inside the house as well as outside the house were gorgeous. We enjoyed dinner every night outside at the patio table right next to the Virgin River, with great views of the park. The house was well furnished, and was just a few steps to the shuttle stop into the park. We made good use of the infinity pool, as it was a warm week. A big bonus for us were the bicycles in the garage. They were better than we were expecting and allowed us to do some riding in the park. It was a wonderful, memorable week for our family.

The views, the sound of the river, all the different seating areas outside were unbelievable. Tori heated the pool for my kids, which was a happy surprise! Rooms were just what you needed for a good night sleep. Master had an amazing porch to have coffee in the morning listening to the river. Shuttle stop #7 on Springdale line into Zion was a 2 minute walk! So very easy to get into Zion for all your exploring and the perfect place to come home to and relax after a long day in the park. Kitchen had everything you need. Easy getting to restaurants in town as well. I would go back to Tori's place in a heartbeat!

Amazing house within minutes to the entrance to the national park. Clean, well-stocked with basic amenities and appliances. Tori was very responsive to messages and provided great recommendations for local dining and activities. I hope we have the opportunity to stay here again soon!

Our stay was absolutely exceptional. The views were breathtaking, and Tori, our wonderful hostess, went above and beyond to make our visit unforgettable. She provided fantastic recommendations for scenic hikes, great local restaurants, and even a top-notch massage experience. Her attentiveness and quick communication made everything effortless, and the thoughtful touch of fresh coffee beans for our mornings was perfect. A 10/10 stay in every way — highly recommend!

This house is absolutely spectacular, it is in the best location, Tori the host was so kind and helpful with whatever we needed. You are right down the street from park entrance. Everything about the house is just perfect. You need to book your trip as soon as possible and stay here.

We absolutely loved this beautiful vacation home in Springdale! The location on the Virgin River was the perfect place to relax and enjoy the gorgeous natural beauty all around. My sisters and I especially loved the swings over the River that took us right back to our childhoods. Tori was an incredible host. Five friends all flew in from various parts of the United States to celebrate our 50th birthdays ! She greeted us when we arrived and had a cake and birthday celebration items for us upon arrival. She met us st the house and showed us her beautiful home. Everything was exactly as it was pictured, but better! She gave us wonderful restaurant suggestions and hikes! The beds were SO comfortable! The pool and patio were excellent places to rest after a busy day of hiking! I can’t thank Tori enough for being such a wonderful host and for giving us such wonderful memories with some of our closest friends! Thank you SO much!!!!

It was overpriced for the luxury rental it was advertised as. It was probably a luxury rental many years ago but is now in need of updating and care, especially the outside area. Some of the outdoor furniture was worn, old, and even broken. It needs to be removed because the area looks junky and dated. A mouse was spotted inside. We were provided with a trap but no one wanted to sleep in the bedroom where the mouse was seen so we had to share bedroom space. The inside was well stocked and the host was very nice. The location was also great. The house just needs some attention and work to become a luxury rental again.

Just stayed at this Springdale UT home & happy to summarize our stay:--PROs: location, location, location, as this home is close to literally everything from highway/roads to gas station to restaurants to shops to the free shuttle service and to the magnificent Zion Natl Park. The home is spacious w/4bedrooms, 3baths, pool, sun patio, covered balcony & a nice, open space interior. Plus, the owner, Tori, was pleasant, even leaving me a personalized handwritten note, which we appreciated. --CONs: we were surprised that this advertised "luxury home" was not as pictured in the ad photos, with dilapidated/dirty outdoor furniture & unkept landscaping (built-up leaves, dead plants). There was an active construction site immediately next door, limiting our tranquility & visual privacy (privacy wall not nearly high enough). Not their fault, just bad timing, but there was also a mouse scurrying around inside, which we had to notify the owner of (she sent someone to lay a trap). And lastly, I've stayed at numerous "luxury homes," and though this place was very nice & certainly met our needs, I think it is VERY overpriced.

I can not get my mind off of our stay in Zion. It was truly my best VRBO rental. There was not one item that we needed that was not in this BEAUTIFULVRBO. The pictures don’t do justice. Every morning, I watched the sun rise. It’s amazing. Hiking, right out the back door, along with the river, pool, hot tub. Our last night here, I made a candle light dinner by the river. We enjoyed the evening by listening to the river and the laughter of our children.

Wonderful property! Amazing home, incredible amenities including a stocked kitchen with everything you'd need. The views were beautiful from many rooms is the house. The owner, Tori, was a pleasure to deal with. She was hospitable, friendly, and extremely helpful to our family. The pool was a wonderful bonus. The only negative was that we needed to spend about 30 minutes daily cleaning out an assortment in bugs that made in the pool daily although there was a cover. Other than that the house was spectacular and I would recommend it highly and would definitely stay there again!

This home perfectly accommodated our family (ages 15 to 79) for a stay in Springdale, to enjoy Zion hiking and also biking adventures from Outta Here EBikes.The host (Tori) was very friendly and met us as we arrived, providing property information for the electronics, including TV's and the motorized pool cover. Particularly helpful for quick orientation was her personal experience for local hiking near the river and hills, as well as grocery shopping, bakeries, restaurants, and transportation. The home easily accommodated 6 adults and 2 teenagers and was very nice with a well-equipped kitchen to prepare a meal served down near the river with a large table. The pool was quite refreshing in the 100 heat of July, especially after Zion outdoor activities, and a great area to hang out together with a gorgeous panoramic view of the mountains.A nice touch was an acoustic guitar which a teenage grandson really enjoyed, and it wasn't long before most of the family had picked it up to play. The house is located a 5 minute walk from a Springdale bus stop (a free service) with nice restaurants conveniently just minutes away.Would love to stay here again, B&C

Anniversary Trip

We stayed here for our anniversary and had an amazing time! The property was beautiful but just some minor upkeep items would make this EXCEPTIONAL. The primary thing was none of the doors had working screens, it’s beautiful at night there and we would have loved to open the doors at night, but due to lizards (cute lil guys) we couldn’t open the doors without working/latching screens. Even with that minor flaw it’s definitely worth the stay and the scenery can’t be beat from this property!

Beyond expectations

We brought our grandkids. The pool was a big hit. We would recommend this property. Very close to the city shuttle to the park. We did not need to drive anywhere. The views from every window are spectacular. Home is right on the Virgin River. Sitting on the deck or by the pool the sound of the River was soothing to the soul.

Perfect place for your Zion vacation

Everything about this place was perfect!!! The location being so close to a shuttle made it so convenient to get around the town OR to get into Zion without having to worry about finding a parking spot. The views are just incredible sitting outside just at the house! Terri was very accessible and gave us some great tips for our time here. The house had absolutely EVERYTHING we needed. We loved sitting out back to watch and listen to the river trickling by and having dinner outside at the table. The theater room and pool was super relaxing after a long day of hiking. There was not one thing we would have changed. Thank you so much Terri for helping make our family vacation so memorable!!!

Returned for a Reason!

This was our second trip to this wonderful home in an awe-inspiring location. We were here a few years ago and loved it so much we had to come back. Our hostess was super nice, helpful, and accommodating. The house is expertly designed to take advantage of breath-taking views on the Virgin River, with hikes of varying levels right behind the house and nearby Zion. Infinity pool was a plus to the backyard views. Area restaurants ranged from quick meals to fine dining. The home is well stocked with kitchen staples, appliances, and cookware. Can’t wait to come back for visit #3!
