Tahoe regulation allows the property to sleep up to 10 adults, plus up to 3 additional children under 13-years-old. The one King bed, three Queen beds, and one Sofa Bed fit 10 people, with 3 additional twinXL Milliard floor mattresses for up to 13 total. If requested, the King bed can be split into two separate TwinXL beds. Up to two pets are allowed (details below).

Tucked on a private knoll at the end of a street, the house sees virtually no traffic and sits over 100 feet from its nearest neighbors. Three-quarters of the home faces open forest and Lake Tahoe, so no neighbors in your sightline, just trees, water, and mountain air. Quiet by design.

Tahoe Transportation District Route 55 operates as a neighborhood connection between Lake Tahoe Community College and the Stateline Transit Center, providing daily service.

- Quiet hours: 10:00 PM – 8:00 AM; hot tub use is not permitted during this time
- No loud music or excessive noise. Please respect the neighbors
- Occupancy, hot tub use, and noise are monitored; non-compliance may result in a $2,000 fine

- Max 4 vehicles (2 garage, 2 driveway)
- Street parking is strictly forbidden in winter due to snowplows; violations may result in a fine

- No parties or gatherings at any time
- No smoking inside the property. Any smoke smell will result in a $500 fine
- Minimum booking age: 25

- Propane is provided
- If you use the BBQ, please scrub the grates while they are still warm. A scrubber is provided

🌨️ **Snow Removal**

- After significant snowfall, a licensed snow professional may access the deck to clear snow and prevent ice buildup. He is kind and respectful.

🐻 **Bears**

- Please note Lake Tahoe is bear country. Bears generally avoid people, and loud clapping or shouting will deter them if one gets too close. We`ve provided a bear horn for your convenience.
- All recyclables must be free of food and drink residue. All trash goes directly into the bear box by the garage.
