The Space:

Inside the home you will find one bedroom on the ground floor with a Queen and a Double bed. The livingroom has a wood burning fireplace. There is a fully equipped kitchen with a small dining area. There is a washer and dryer in the kitchen area as well. Upstairs you will find the two guest bedrooms and a full bathroom with shower only. One bedroom has 2 twin beds and the other bedroom has a double and two twins.



Guest Access:

This home is exclusively yours for your stay — full private use of the house, parking pad, and large backyard.



Per El Dorado County ordinance, check-in is done in person at our local office (not self check-in). Check-in details are sent after booking confirmation and tax payment. We walk you through the property and hand you the keys directly.



Age minimum (25+) and valid driver's license are verified at check-in. Dogs are welcome with advance notice — please reach out before booking if you're traveling with pets.



The Neighborhood:

Located in a quiet residential neighborhood. The home is directly across the street from public beach access at Regan Beach. There are stores and restaurants within a half mile walk from the house.

✔ Please note that for same-day bookings, we want to make sure the property is fully ready for your arrival, so check-in may be delayed by 2–4 hours after the standard check-in time. Please check with us for the latest check-in update.



Interaction with Guests:

Please note - prior to booking there is 25 years of age minimum requirement & must be present during entire stay and is strictly enforced. Driver's License will be required and requested for all bookings. Failure to meet minimum age requirement upon check-in guest will be evicted and will NOT be refunded for the entire stay.



Pet Policy: This property is pet-friendly. Dogs and other pets are permitted at this home with an additional $150 per pet fee.



No Smoking: If any signs of smoking are documented, the renter agrees to pay a $300.00



We provide a complimentary starter set of paper products, toiletries, and linens. Additional items will be the guest’s responsibility to purchase.



Upon booking, you will receive a separate request via Airbnb resolution center for the Transient Occupancy Tax (TOT) which is not included with your booking. The State of California requires us to collect tax on the rent from every guest staying 30 days or less. This feature is not currently supported on Airbnb. Here is the tax percentages associated with your stay:TOT = 10% + TID= 2% total of 12%
