Villa Ipazia, with its large panoramic terrace, offers breathtaking views of olive groves, the Fossanova Abbey, and the sea of San Felice Circeo on the horizon. The masonry kitchen, connected to the open-plan living room, creates a cozy and relaxing atmosphere. Located between the Circeo National Park and the Aurunci Mountains Nature Park, the villa is just an hour and a half from Rome and Naples, 30 km from Frosinone, and strategically positioned near the beaches of Terracina (22 km), Sabaudia (30 km), Sperlonga, and Gaeta. From the ports of Terracina and San Felice Circeo, you can explore the Pontine Islands, such as Ponza and Ventotene, ideal for nature excursions. This part of Lazio is renowned for its production of extra virgin olive oil and artisanal dairy products. Sonnino Scalo, with shops, restaurants, and services, is just 3 km away.
Interior:
The villa is entirely on the ground floor, featuring a portico with an outdoor dining area. From the portico, you enter the open-plan living area, which includes an ornamental fireplace and access to a panoramic terrace, seamlessly connected to the masonry kitchen with its own veranda. The sleeping area comprises a double bedroom with an en-suite bathroom (shower), a second double bedroom, a twin bedroom, a bathroom with a bathtub, and a guest bathroom. All bedrooms have direct access to the outdoors.
Park:
The park of Villa Ipazia is immersed in the 16000 sq m fully fenced, terraced olive grove. The garden is set in a natural hilly landscape with large rocky masses and paved areas softened by peonies, roses, rosemary and lavender. Next to the house, on the side facing the pool, is the portico set up for outdoor dining.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located 10 meters from the villa on a terraced area. rectangular shaped, measuring 10 x 5 meters, with a depth ranging from 1.55 to 2.5 meters. Lined with blue tiles and bordered with travertine, it includes internal lighting and two metal ladders for access. The 80-square-meter solarium area is furnished with a pergola, lounge set, and sunbeds. A changing room with two showers and a service bathroom is also available. Chlorine-sanitized and open from the last Saturday in April to the first Saturday in October.

Les points forts : Propreté
Lovely villa with great pool in good location. Inside and outside space excellent for family holiday. Entrance hall and dining/games area have been enclosed with glass windows/doors (not in Vrbo listing) which made them very hot and less useable. Wall sockets all 3 pin Italian type, meaning adapters required to Euro. Enough adapters found in villa to make it work, but would have been good to know this beforehand.
