NEIGHBORHOOD: Timbers is a unique, private neighborhood far enough away from the hustle and bustle of the mountain, but close enough to walk to the Soaring Eagle Lift or take the free shuttle. It's peaceful with great views and you'll feel right at home.

HOUSE RULES:
1. NO SMOKING OR VAPING within 25 ft of a doorway of the house. We will impose an additional fee if our cleaning staff smells smoke after your stay.
2. NO EVENTS, GATHERINGS, OR PARTIES. No outside visitors are allowed on the property without the permission from hosts PRIOR to your stay. We reserve this home for our confirmed, overnight guests.
3. QUIET HOURS from 10pm-7am to respect the neighbors.
4. FOLLOW ALL POSTED HOT TUB RULES. Keep cover locked for safety and do not leave children unattended.
5. Please FOLLOW CHECKOUT INSTRUCTIONS in the Guest Manual before departing. (we're not going to make you clean, we promise!)
***Make sure you download maps, directions, and any contact numbers prior to traveling. Wifi at the house is good, but be prepared for poor cell service away from the home. (Snowshoe has all the amenities you'd expect of a resort, but don't forget you're 4,848 feet high in the Appalachian Mountains!)
The owners will be held harmless in the event of inclement weather. We recommend purchasing travel insurance before your trip!
Hot Tub and Liability Waiver
By making this reservation, you acknowledge that you as a short term renter are informed and aware that:
There is a hot tub / spa on the property that poses a risk to any and all guests on the property. These risks may result from a variety of circumstances including, but not limited to, the use or misuse of the equipment or facilities, from the activity itself, from the acts of myself or others, or from the unavailability of emergency medical care.
Hot Tub Shut Off: When and if the hot tub is used, Guest will be responsible for turning on and shutting off the hot tub. Failure to shut off the heater for the hot tub may result in an excessive utility bill, which may be charged to the Guest’s Damage Deposit.
Hot Tub: Guest understands that a hot tub is available on the property for their private use. Guest assumes any and all liability from use of said hot tub. Guest is aware that using the hot tub while under the influence of alcoholic beverages increases the effects of the alcohol. Guest will keep the hot tub closed and cover locked when not in use, and will supervise any children when using the hot tub. By using the hot tub, Guest agrees to assume all liability from said use and hereby indemnifies Owner and Management Company.
Guest specifically accepts ALL liability for use of the hot tub on the property and understands that Owner and All Belong Co LLC, shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said hot tub. Guest accepts said liability by voluntary use of said hot tub.
Guest is also aware that their stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during my stay, and the condition of the Property. I understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.
In consideration of being permitted to rent and stay at the Property, I agree on my own behalf and on behalf of my family and guests and on behalf of my children and all minors in my care, custody or control (hereafter also included in “I” or “my”) to assume full responsibility for the risks identified herein and those risks not specifically identified. I hereby release from liability and waive any and all claims that I have or may have in the future against All Belong Co LLC and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the landlord/owner of the Property.
Guest agrees to fully and forever release and discharge, and not to sue Releasees for any injuries or damages, including property damage that may result from, arise out of or be related in any way to my rental and stay at the Property. If any portion of this Document shall be declared unenforceable for any reason, the unenforceable portion shall be considered severed from the Document and the remainder of the Document shall not be affected and shall be valid and enforceable to the fullest extent permitted by law.
By making this reservation, guest assumes all risk and take full responsibility and waive any claims of personal injury, death or damage to personal property associated with activities and events during or related to the stay in the subject property.
I ACKNOWLEDGE THAT I HAVE READ THIS ENTIRE DOCUMENT AND THAT I UNDERSTAND ITS TERMS AND AGREE TO BE BOUND BY THEM.
