Then walk downstairs, through our private beach access that opens directly onto the beach. The place was very nice and clean, and we really enjoyed the beach. It was also great to have beach chairs and umbrellas to use. There is construction going on at the building next door so you will hear that during the week (out of owners control). We were able to walk to dinner each night, as well as other places. I am deducting stars based on the issues we had checking in. There was an issue with generating a code for us to check in via keypad. I was told there was an emergency key in a lockbox by the door, however there was no key. There is a ring doorbell, but nobody answered. I messaged the owner, and got no response until after the fact. I contacted the property manager, and she sent a cleaning lady over with keys that did not work. After contacting the property manager again, she did bring keys that worked. We had to wait in the car for an hour and half waiting to get in. After asking, they did allow us to check out an hour later, which was appreciated.

This property was exactly as described. It was very clean and spacious for the four of us. The location was very close to the airport and along a beautiful section of the beach. We slept comfortably and the area was very quiet yet close to restaurants and bars. Would love to have stayed longer!

The island is beautiful with the condo situated in a perfect location. Short walk to restaurants/bars, shopping, and grocery stores. The sounds of Simpson Bay's rolling surf and the soft sands of Simpson Bay Beach right out your front door. What is not to love!

Beautiful location, very clean, wonderful accommodations, loved sitting on the balcony in the evening watching the sunset, enjoyed cooking on the new electric grill, loved listening to the sound of the ocean at night from the sound box in our bedroom, the bed was so comfortable ! Thankyou Ty and Saara for being such wonderful hosts and making February 2025 so special! We had a great time!Thankyou againPat and Mike Mercilliott !

The Good, The Bad, and The UglyMy husband and I stayed at Serenity on the Sand from January 16 to January 26, 2025. We’ve been visiting SXM for 25 years and always stay along Simpson Bay Beach. I always carefully read previous reviews and only book places with great reviews.The Good:The condo is beautiful, well-equipped, and located on a lovely stretch of beach. Saara, the host, is very responsive to messages.The Bad:The nonstop crowing from a nearby property with dozens of caged roosters was incredibly annoying. They crowed day and night. I can only speculate why someone would have so many cages roosters or “cocks”. The Ugly:Construction next door started early each day, and the fumes and overspray from power-washing and chemical stripping made the balcony unusable. It literally started at 7:15 am and went as late as 6:30 pm. One day, I was even doused with chemicals on the beach. I reached out to Saara and the property manager, Kate, confirmed the balcony was unusable and she was suprised that the noise issue was as bad as it was. After being told by Saara multiple times “ thanks for being so understanding “ and some heated messages back and forth, Saara refunded two nights and sent an apology gift basket.While the condo itself is lovely, the constant noise from construction and the chemical fumes ruined our stay. It was awful. I wouldn’t recommend staying here, especially until the construction is finished. Even then, the roosters may still be an issue.

Lovely 2BR condo with great views of Simpson Bay Beach (waking up to this view was priceless) and direct access to the same beach (middle part of Simpson Bay Beach is the best). Foot bath was provided so sand would not get into the condo. Hosts communicated with us regularly and very responsive. Beach chairs, towels, family games, and toys for kiddos enhanced the stay.

Serenity in the Sand was perfect for our week stay in St. Maarten! Condo was very clean and exactly as pictured. It was well stocked with everything we needed. The view is simply amazing! We started every day with time on the porch watching the gorgeous blue water, all the sailboats. We also enjoyed watching the sunsets from the porch or the beach. We loved the private access to the beach and the provided loungers. Restaurants and stores are close by and we walked to several. We rented a car to explore the island and parking was easy as there was onsite gated parking. Ty and Saara were fantastic hosts! They communicated frequently both prior to and during our stay. We would definitely stay at Serenity in the Sand again.

We had an amazing time at Serenity on the Sand. This second floor condo was right on the beach and had amazing views of Simpson Bay. We enjoyed lazing under the palm trees with the provided sun loungers, and the kids swam for hours on end in the calm blue waters, watching the planes land and take off from the airport, which you could see from the beach. The area was super quiet, minus a little construction nearby, and it felt like we had the entire beach to ourselves most days. The area was easily walkable to plenty of restaurants and markets, and we rented a car to explore the rest of the island. Parking was a breeze, as they provided gated onsite parking. The Condo itself was spectacular with a nice porch to enjoy the sound of the ocean waves, and 2 bedrooms with plenty of space for our family. The kitchen was equipped with everything we needed for our stay. Ty and Saara were great hosts, keeping us up to date on the happenings of the island, offering recommendations, and keeping us informed on check in/check out. We would definitely consider staying here again on our next trip. We had the perfect relaxing beach vacation in Sint Maarten.

We loved this condo. We could walk right out on to the beach!! There were some palm trees to the side of the property where we could sit in our chairs and just enjoy the beach. We could walk to stores, restaurants, even beach bars!. The condo was great. Very clean, exactly as pictured, well provisioned. The WiFi was a little weak but that is true on most of the island. However one of our group was able to work from the condo. It is on the second floor. About 14 steps from the garage to the first floor and then another 14 to the second floor., We thought it was well worth the steps to have this access and the views! Communication and response with the property managers was excellent too! We would stay again in a heartbeat.
