FLOOR-BY-FLOOR DESCRIPTION

First Floor
The ground level includes the first guest bedroom, featuring a Queen bed and a private en-suite bathroom.

Second Floor
The heart of the home features an open-concept living area with large windows that fill the space with natural light. This level includes a fully-equipped kitchen, a comfortable dining area, and a beautiful sunroom overlooking the water. A full sleep sofa is located in the sunroom for additional guests, along with a powder room for the floor.

Third Floor
the top level houses two spacious suites. The second bedroom features a King bed and a private bathroom. The third bedroom is perfect for families, offering a Pyramid Bunk (Full on bottom, Twin on top) plus an additional Twin bed, also featuring its own private bathroom.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
