LAKE NOLTE RETREAT hosted by CTXBNB: Serene perch under the trees on the banks of the Guadalupe River in Seguin, TX. One-bedroom, riverfront tiny home with sleeping loft. Plenty of outdoor space. WATER LEVEL & FLOW
The water level in the photos are accurate. The water level has dropped 12 feet since March 2023, to rebuild the dam that created our lake. There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall.

Depth varies from 4 feet at our stairs to >10 feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round.

Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays.

PLEASE NOTE
This is a tiny home, so the water heater is also tiny. This isn't the place for long showers, and the tank needs time to refill between showers.

The riverfront decks on either side of us extend to the property lines. While our house/porch and firepit/yard feel private, our riverfront is a good place to make friends with neighbors.

We live locally and have local maintenance and housekeeping for needs that may arise during your stay.

Because we're in the country and near water, you may encounter various wildlife and bugs (snakes, skunks, raccoons, mice, spiders, roaches, wasps, etc). We utilize professional pest control on a regular schedule, but this does not guarantee a pest-free visit, inside or out.

We love this place because it's quiet, near the end of a dead end country road with cows and lots of stars. But it's still super convenient (5 minutes) to many things like Walmart and HEB.

- essentials like HEB, Walmart, Starbucks, restaurants, movie theater (<6 miles)
- Gruene/New Braunfels/Schlitterbahn (20 miles)
- San Marcos outlet malls (25 miles)
- San Antonio (~40 miles)
- Austin (~50 miles)

You'll likely need a car to get around. HEB will deliver groceries to your doorstep via Shipt. Please check on Uber/DoorDash as those services seem to be intermittent here.

A link to our Rental Agreement will be sent vie email. A security hold of $250 is required and processed by host on guest's credit card.

NO smoking. Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is prohibited at this property, inside and out.

NO possession or use of illegal drugs.

NO pets.

NO large parties or gatherings allowed. We have neighbors with full-time residence nearby who will report back with excessive noise or groups that exceed the home limit. Parking limited to 2 vehicles. Total guest count (including day guests) limited to 5.
