Guests enter through a modern keyless keypad into an open-concept living space filled with natural light and a serene coastal color palette. The inviting living room features comfortable seating, a large screen TV with streaming and cable options, and direct sliding-door access to the covered patio.

Just off the living area, a dining table offers a dedicated space for family dinners or board games. The well-stocked galley kitchen provides ample cookware and serveware, full-size appliances, and a standard coffee pot to make vacation mornings easy.

The master bedroom features a plush king bed with a new mattress, dresser, TV, closet, and ample lighting. Its private en suite bathroom includes an oversized vanity and a clean tub and shower combination. The guest bedroom is equipped with two twin beds, a dresser, comfortable seating, a TV, and its own direct access out to the patio. A second full bathroom is conveniently situated off the hallway, featuring a vanity and shower.

An in-unit washer and dryer adds convenience to your beach stay, and reliable high-speed Wi-Fi keeps everyone connected. Located within minutes of Freshfields Village, Bohicket Marina, and Kiawah Island, and only 21 scenic miles from historic downtown Charleston, this villa serves as an ideal base for your Lowcountry vacation.

• BEACH: 0.5 miles away. At least 2 beach chairs are provided at the property for guest use.
• CLUB AMENITIES: Amenity Cards are INCLUDED with your rental at no extra charge (a $55 daily savings). Access to the oceanfront Beach Club pools (open seasonally), club dining, golf courses, and tennis courts is available with these cards.
• POOL: Access to the two Seabrook Island Beach Club pools with the digital amenity card. The outdoor pool at the Seabrook Island Lake House is also included.
• OVERNIGHT GUEST MAX CAPACITY: Maximum occupancy of 6 guests. A pull-out sofa provides sleeping space for guests 5 and 6.
• PARKING: This property allows for a maximum of 2 vehicle gate passes.
• LSV GOLF CARTS: No LSV vehicles (low-speed golf carts) are permitted at this villa complex.
• CHILDREN: Children welcome.
• PET POLICY: Dog-friendly. A non-refundable pet fee applies and must be paid prior to your stay.
• LONG-TERM RENTALS: This property is open to winter monthly rentals and long-term rentals. Please contact us for discounted monthly rental rates.

• ADDITIONAL INFO: A fire extinguisher is located under the sink. A $69 Non-Refundable Fee applies for $1500 of Damage Protection Coverage. Fitness center and indoor pool access at the Lakehouse are available for a daily rate of $16 per person.

• LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable, white linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Guests staying for an extended stay may need to purchase or bring additional supplies. This property has some beach towels provided (we ask that you launder the beach towels you use), and there is towel service available at the Beach Club.

• WASHER & DRYER: A washer and dryer are located in the unit for your convenience. Should you require wash n fold service, please let us know.

• COFFEE MAKER: A standard 12-cup glass coffee pot is on site for guest use. Please bring your own ground coffee and filters.

• AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis, and award-winning golf. Without this digital card (a QR code system via an app), access is prohibited. Amenity Cards are INCLUDED with this rental (a $55 day savings). Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone. Please ensure that your completed amenity card form is submitted to the amenity office at least two weeks prior to your arrival to avoid a $10 late fee. Due to the volume of requests and the card preparation process, the office is unable to accept information over the phone.

• ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. Seabrook Island Property Association (SIPOA) charges a gate pass fee per vehicle. This property has a strict limit of 2 vehicle passes. This $45 fee per vehicle applies to guests staying 1 night to 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due one week prior to your arrival. For each pass, a driver's name must be provided, and drivers may be required to show a valid driver's license at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle. Please note that LSV vehicles (low-speed golf carts) are prohibited at this villa complex.

• CHECK IN: For our guest's convenience, we offer a prompt, self-check-in process. Guests will directly check in at the property with a code for the keypad on the door. We, however, are always a phone call or text away. We offer as much assistance with the check-in process as needed. Our office is available to answer questions.

• CONTINUOUS MANAGEMENT & SERVICE: This property is proudly managed by Sandpiper. We are local and family-owned, and your stay is our priority. We are on the island, licensed, insured, and locally staffed. Our standard for your stay is what we would want and expect for our own vacation. We offer guests continuous, attentive service during the reservation process and throughout your time here. From the moment you book with us, in planning and preparing for your arrival, throughout your stay with us, and even after checking out and sharing your experience with us, we remain committed to your vacation experience and are here at any time to answer any questions that arise or concerns you have. • CLEANING: For added comfort and peace of mind, the villa undergoes a comprehensive, detailed cleaning process maintaining the highest of cleanliness standards for your stay. Cleanliness is a hallmark of every stay. Floors are well scrubbed, surfaces are sanitized, fresh towels and linens are provided, and bedcoverings are laundered off-site prior to every stay. Our housekeeping teams are trained to use the best hygiene practices at all times. With the combination of these best detailed practices, our employees, clients, and guests should be safe from the spread of germs. We launder the bedcoverings (comforters, bedspreads, quilts) after every single stay. Essential cleaning items, such as all-purpose cleaners, a broom, and a vacuum are provided for guests as well.

• THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.

• IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments, and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.

• POLICY ON SMOKING: No smoking or vaping please. Violators will be fined for in-home smoke damages.

• CANCELLATION POLICY: Free cancellations up to 30 days before your stay.

• PARTIES: This is an ideal property for making memories but this is NOT A PARTY PROPERTY!!
