The Space:

From the moment you step inside, you are greeted by sweeping Gulf views that stretch beyond vaulted ceilings and fill the space with light. The sound of the surf drifts through the windows, and the salt air lingers as you step onto the expansive patio, where sunrise coffee and sunset cocktails feel like a ritual. Just beyond the private walkway, the white sand of Seagrove Beach invites you to sink your toes in and spend your days beside the waves.



Sleeping arrangements

This spacious condo is designed to comfortably accommodate up to 8 guests. The first bedroom features a king bed and a private bath with both a shower and tub, while the second bedroom offers another king bed and private bath with a shower. A third bedroom on the second floor includes a queen bed with access to a hall bath. In the living room, a full-size pullout sofa provides additional sleeping space.



Outdoor living

The patio is a highlight of this home, offering space for everyone to gather and take in the unobstructed Gulf views. Whether you prefer an early morning coffee or evening drinks with friends, the setting makes every moment more memorable. Guests also enjoy direct access to a private beachfront via the rare grandfathered rear beach walkway. A seasonal beach chair set with two chairs and one umbrella is included from March through October, making your time by the shore even more comfortable.

The fully stocked kitchen is ready for everything from quick breakfasts to homemade dinners. Outfitted with modern appliances, cookware, and baking essentials, it provides both function and space to prepare meals together. Share them around the open living and dining areas, where vaulted 20-foot ceilings enhance the airy coastal atmosphere.



Comfort & convenience

Inside, you’ll find a large Smart TV, fast WiFi, and comfortable seating for relaxing evenings. A washer and dryer are included for your convenience, and an elevator provides easy access to the top floor. Self check-in is available with a unique door code, and free parking is provided for two vehicles with a required parking pass.

Beach Rules

Private chairs are not permitted from March to October. Guests must rent additional chairs from the beach chair vendor on site (Spyglass). Additional chair setups (2 Chairs + 1 Umbrella) are $35/Day.

The beach access is for Sugar Dunes renters and owners only. No visiting guests are permitted to use the private beach.



Cancellation Policy

Full refund minus $250 if canceled 60+ days before arrival

50% refund minus $250 if canceled 30–60 days before arrival

No refunds for cancellations within 30 days

Amazing condo (missing a few items though)

The condo was exactly as described. The balcony view and simple walk down the stairs to the beach were absolute perfection. The rooms were amazing and had great space for our family of six. I wouldn’t change my rating but wouldn’t be doing justice to the review if I didn’t mention the few necessary items lacking. There was not a single cookie sheet or oven mitt in the condo, or a pan that didn’t cause every single food cooked in it to stick. We purchased an oven mitt, cookie sheet and pan to cook with to make our stay the best. But honestly outside of missing a few kitchen essentials, it was perfect!

ere spectacular. Cons: Be prepared to walk down four flights of stairs to get to the beach. Bring your own pans (there was only one small pan available). Over half the kitchen drawers are locked. Minimally stocked. Half the drawers in bathroom and closet are locked as well. It made it difficult to find space to place our belongings to set up.

This was our second year in a row, staying at the sugar shack. It was an amazing time loved being so close to the ocean with a private beach. One of the drawers in the bedrooms was broken and one light in the guest bathroom didn’t work, but those were small inconveniences the place is amazing.

The location of the property was wonderful. The cleanliness was not to our satisfaction. The floors and countertops were unclean. The property had an unpleasant smell. The floor of the balcony was molded and felt like the floor could give way under you. The parking was not accommodating. Two vehicles could not fit in the parking spaces that claimed to fit two vehicles. We had friends over for dinner and they were not allowed to park on the property. We were threatened that our vehicles would be towed because our guests were parked in a guest parking spot. This is unacceptable being the majority of the parking lot was empty. Our last evening of our vacation was made unpleasant and we will not be back to Sugar Dunes.

Great location, comfortable stay

Great location with direct access to the beach. This condo has been updated, some of it appears to have been done too quickly, soft spots in the floors of the kitchen and balcony covered up rather than repaired for some reason. Master bath sink and one of the other bathroom showers was draining slowly if at all, management was notified and I assume this will be remedied, hopefully before the next guest’s stay. Overall we were very satisfied and would stay here again. Management was very responsive to any requests we had. Would definitely recommend this location to others

Almost great

When we got to the property from a first glance it looks wonderful. I am highly allergic to dogs and noticed right away that my black clothes were full of dog hairs. I immediately took a picture and sent it to the property manager. they did send out a cleaning crew to try to work on the solution. Dogs are not allowed but some one must’ve smuggled it in. For the next couple days I woke up with swollen eyes. Because of this I had to leave a day early even though I took different kinds of medicine. I asked for a night refund but they did not give it to me. There was also some construction that was not finished inside the condo that the owner did not know. They did refund me some money because of that. You also need to be aware the third bedroom is really not a bedroom at all. It is a loft room with a bed in it. The third bedroom is locked and inaccessible. The beds are very comfortable!!! However the couch definitely needs to be replace. If you want to cook you will need to bring your own spices. There is not even salt or pepper. Be aware there are many condos being worked on right now because the balcony floors are rotting. So lots of drilling and hammering all day. On a positive note it is directly on the beach and I love that there are chairs and umbrellas. The kitchen is beautiful and the bathrooms are great!!!!

We had an amazing vacation at this beach condo! The location was perfect, right on the beach with stunning ocean views. The condo was well-maintained and beautifully decorated. The amenities were excellent, and the owners were very accommodating. Nearby attractions and activities added to the experience. We highly recommend this place for a wonderful beach getaway! A difficult review

This is really a difficult review to summarize because we place no blame on the property owner’s but rather the company managing the property and the HOA. The location is as good as it gets, but the condo itself needs attention. Leaking roof, water coming in daily, sagging deck, mold in several locations on the deck and severe puddling on the sagging deck when it rains (it rained heavily every day). The kitchen had very few cooking utensils, not a sharp knife anywhere, no chopping block and list goes on. We ended up having to buy at least 10 items in order to prepare food, unacceptable for a high end VRBO such as this. The major issue with was the HOA and management over the absolute lack of parking. Keep in mind, you have zero access to the garage associated with this condo. So the issue you face as a family is if you have 2 cars, or a car and a golf cart, any guests are told they have to park of site and not in any of the 20 open "guest" parking spots available. We had family coming over for dinner, one of our family members is handicap and in a wheelchair. We informed management of this and could they use a "guest" space for a few hours while we have dinner and we were told no. Where's the compassion? Then HOA leaves threatening notes on your car informing they know what apartment you're in and they are towing your car. An absolute disgrace and for that reason alone we will never visit this property again.
