This one-bedroom beachfront condo sits tucked away off South Walton’s Scenic 30A in its own private oasis at Blue Mountain Villas, which sits atop a sandy dune overlooking the jewel toned waters below. Blue Mountain Villas 14 provides a very romantic setting as a special beach getaway spot for two. Views of the glistening gulf waters extend as far as the eye can see from the covered patio that is at ground level beside a lush green lawn that borders the beautiful sugar white sand beach. It is a heavenly view since the expanse of the gorgeous gulf is also highlighted by the panoramic view of the sky above where flocks of pelicans can sometimes be seen riding the wind. A staircase leads you quickly down from the lawn to the water’s edge where you may enjoy the fun as well.

This spacious condo unit includes a Master bedroom with a queen-sized bed and a shared bathroom with a tub/shower combo. The living room, dining room and kitchen provide an open floor plan that look out on to the glistening water.

** 30A Vacay rental agreement is required to be signed prior to arrival**
** No Pets! No Smoking! No Parties! The primary renter must be at least 25 years old with a ratio of one adult over 25 per 3 under 25 during spring break and summer seasons.**

Nice beach place

Very clean and comfortable condo just steps from the sand and gulf. Nice covered patio and lawn just out the door. The unit is nicely furnished with dishes, utensils and pots and pans. Washer and dryer much appreciated on the beach. Only two things that need attention: the ice maker does not work and there are no ice trays, so had to run to the store to buy bag of ice. Also, the thermostat is cannot be turned lower than 68. Nights this time of year are in the 60s, so A/C did not come on in the middle of the night making it humid and stuffy in the condo and hard to sleep. During the day and early evening, it cooled well.

Location is great and view of ocean and sound of waves lovely until skid loaders and workers showed up a few feet from our slider and ocean view. The noise, lack of privacy, and disappointment (no more lapping waves) made the second half of our stay unsatisfactory and 30a vacay did very little to help.

The only problem was the difficulty with opening and closing pullout couch. More user error than anything. Management arrived quickly to assist. Also, there was no toaster and one appeared on our doorstep very quickly.

Pros: Location to the beach + all restaurants, shopping, highlights of 30A Cons: The most uncomfortable bed to EVER sleep in. Not only was the bed uncomfortable, but the dining and living furniture as well. The patio was COVERED in grout and was unable to be used. The one chair that had potential to be used outside was torn when we arrived. Overall, we enjoyed the location, but the overall condo is out of date and uncomfortable. Unfortunately, we will not be returning to this condo.

BUILDING UNDER CONSTRUCTION!!!!

Arrived August 14, 2023. The first thing we noticed as we walked in the Condo was the remarkable view of the beach. Its was so perfect to take a few steps and you were on the beautiful sand. Needless to say Wednesday August 16, 2023 @ approximately 7:00 am we were awakened by drilling, hammering and other loud noises from equipment that was being used on the premises to renovate the property. HOWEVER, it was just so inconsiderate of the Owners to still rent this property out, knowing that renovations would be going on at that time. We work hard and we were really looking forward to enjoying a relaxing and peaceful Vacation, but instead we got just the opposite!!! Waking up early to noise and they didn’t finished the job until about 7:00pm every night of our vacation. Checked out Friday August 18, 2023 feeling disappointed on how this all had ended. Thank God we had other activities we could do to make our VACATION memorable!!

Gulf Front Stay

We enjoyed our stay at BMV14. In fact it was our second time to stay there so I think this says a lot. However, there was a lot of construction on the building (stucco, etc.). The workers were quiet and tried not to be intrusive. However they were right outside the patio doors most of the day and there were supplies and scaffolding everywhere. It was impossible to sit outside. The location is fabulous. The condo is cute (on the inside), the bed is comfortable, etc. You do need to bring supplies (toilet paper, etc) as there is only a starter pack provided. But the description mentions this. I would have appreciated knowing about construction
so I would check on status for a future stay. Thanks.

Good, but


Location was great. It was pretty clean overall. Yes, there was construction, and we knew it was there. It will be so much nicer once it’s done. Where it went down hill
 we couldn’t use any outlets in the bedroom. Shortly after checking in, I plugged in my iPhone charger and all of the lights went out. It took me a little bit to find the breaker but it wasn’t totally flipped. Turned it off and back on but the lights flickered for the rest of the trip. We just didn’t use the bedroom lights or outlets. Management was pretty quick to respond and someone was supposed to come out, but I never saw anyone or heard anything back. Would I come back? Probably. We love that area and I would trade a dark room at night just to be able to walk out onto the beach.

Love This Little Unit

This is the perfect unit for my wife and I. On the beach, clean with nice upgrades. Location is perfect. This unit is on the first floor and we loved walking straight in from the beach without going around the front to the stairs. Will be back.

Spectacular. Views

We loved the unit,perfect for 2. Decor very nice. The entrance to the building is in need of paint, as well as the hall coming into the building. Thee sidewalk and mat to entrance did not give the unit a fair look. Also screen doors to patio need repair and patio walls need finishing. We loved the unit for comfort. Great kitchen, nice master! We want to come. Back next year!

We enjoyed our stay quite a bit. There was construction in the apartment over us that we did not know about until the day of our trip. However they only worked during weekdays 8-5 so we were not overly disturbed by noise, etc. as our trip was primarily during the weekend. The unit is a great location and very close to beach.

Misleading rental listing and rudest possible customer service

This is our first and last time renting with 30A Vacay. We were expecting a quiet, relaxing week on a private beach. The first day we spent there (Sunday) everything seemed fine other than the fact that the private beach is not at all enforced. 8 am Monday, the construction noise started. The unit directly above us was being gutted and under a complete restoration. This was not disclosed to us at any point in time, so my husband called the office to find out why, and what could be done. Paula, who works at the local office, told him that they didn't know there was going to be construction because the owners didn't disclose that to 30 A Vacay. She said she would talk to the managers and call back in an hour. That was all a lie, as we then went to talk to the construction guys and found out the work had been going on for several weeks and was scheduled for several more. And of course, she never called back. By Wednesday we were furious, as we couldn't be in the condo at all between 8 and 5 due to the noise. He called the office again, and this time Paula HUNG UP ON HIM. We never heard from anyone else from their office. I have since put in a dispute through my credit card company for the charges.
