ABOUT FAMILY TIDES
Family Tides is a second-story, 4-bedroom, 3-bath condo with about 1,644 square feet in the gated Village at Blue Mountain community in Blue Mountain Beach on 30A, with sleeping for 9. Exterior stairs lead up to the main entrance, and an interior staircase leads to the upper-floor bedrooms. The Blue Mountain Beach Regional Beach Access is about 1/2 mile away, and the Timpoochee Trail is just across 30A.

The open living area has plenty of seating and a TV, the dining table seats 6, and the kitchen has granite countertops, a breakfast bar with seating for 4, a full-size refrigerator with an ice maker, a dishwasher, and both traditional and single-serve coffee makers. A private covered balcony with an outdoor sectional offers a spot to relax outside, and a washer and dryer are included.

On the main floor, the Primary Bedroom has a king bed, a walk-in closet and a private bathroom with a walk-in shower, and the bunk room has a twin-over-full bunk bed and uses the hall bathroom with a tub/shower combination. Up another flight of stairs, Bedroom 2 and Bedroom 3 each have a queen bed and share a bathroom with a tub/shower combination and double sinks.

HELPFUL NEIGHBORHOOD INFORMATION
The Village at Blue Mountain is a gated community with a large community pool and covered pool house, a fitness center overlooking the pool, shuffleboard, a putting green, bocce, picnic areas, gazebos, grilling areas, bike racks and a golf cart charging station. The Blue Mountain Beach Regional Beach Access, at Hwy 83 and Old Blue Mountain Road, is a Walton County public beach access with parking, showers and restrooms. The Timpoochee Trail runs 19 miles along 30A from Dune Allen to Rosemary Beach, and restaurants and shops are nearby.

TRANSPORTATION
- Ample parking is available in the community parking lot.
- Boat and utility trailers are not allowed in the parking lot.
- A golf cart is not included. Third-party golf cart rentals are allowed with a $25 per day parking fee and a parking pass from the Blue Mountain main office, and carts must be parked in the golf cart spaces near the pool.
- Bikes are not included.
