- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

The price does not include:
Mandatory extra cleaning in case of animals (€ 50,00 per animal per week or part of week). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
Tourism tax (where applicable).

La Nula is a charming stone farmhouse located in the heart of the Val di Cecina, in an intimate and reserved position, with a breathtaking view stretching up to the lake of Santa Luce and the Tyrrhenian sea. It features wooden beams and terracotta floors, which enrich the cosy rustic atmosphere of the interior. A large exit opens onto the external portico, equipped with a sitting area and a dining table, ideal for enjoying moments of relaxation outdoors. The surrounding park is dotted with Mediterranean essences, with a heatable swimming pool in a super panoramic position offering a unique view of the landscape. Located in the upper part of the Borgo di Pastina, the villa is just 10 minutes from the borghi of Santa Luce and Pomaia, in the "Land of Alabaster", an area rich in history and cultural traditions. Santa Luce, with its characteristic medieval streets, and Pomaia, famous for its Buddhist monastery, are both perfect for excursions, walks and outdoor activities.

Interior:
The villa is on two floors, with welcoming and well-organised spaces. GROUND FLOOR: Entrance from the portico into the living area, consisting of a sitting and a dining area, communicating with the kitchen; A hallway leading to a double bedroom and a bathroom with shower (and washing machine); FIRST FLOOR: A double bedroom with ensuite bathroom with shower.
Park:
The park covers an area of approximately 1000 square meters and is characterized by the rich vegetation of the Mediterranean scrub, including olive trees, arbutus, and cypress trees. The surface is flat, creating an ideal environment to enjoy the surrounding nature. Under the porch facing the pool, there is a living area with sofas and a dining table, offering a comfortable space for relaxation and outdoor gatherings.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool with one infinity edge is about 3 metres from the villa, offering an enchanting view of the hilly landscapes below: Rectangular and measuring 7x3 m with a depth ranging from 1.20m to 1.70m; Heated on request (it takes from two to three days to reach the maximum heat, which ranges from 26 to 28 degrees); Purified with salt ionization and equipped with night lighting with automatic switching on at dusk or manual; Around the pool is a stone sunbathing area with sunbeds and umbrella; Cold-water shower; Open from the last Saturday of April to the last Saturday of October.
