The Space:
Palm Beach Villa is a tropical beach apartment located in Rio Grande, Puerto Rico! This second-floor haven features 3 bedrooms, 2 bathrooms, and a scenic terrace with views of the lush common areas and the ocean. This charming apartment welcomes you with a bright and airy atmosphere, creating a perfect blend of comfort and tranquility.
The complex has direct access to the beach, a communal family-friendly pool, a basketball court, as well as a kid's park. Palm Beach Villa is within striking distance of some of the best beaches, rainforests, and tours the island has to offer. This property includes 3 assigned parkings.
ACCESSIBILITY NOTE: Please note the property does not have an elevator. Guests have to walk up 2 flights of stairs to access the villa. This property is located in the community called “Bosque del Mar”, which does not legally require elevators in any buildings since they have a maximum of 3 floors. Please take this into consideration if you or a companion has any disabilities.
LIVING AREAS
Enter Palm Beach Villa and you are greeted by the open concept kitchen, dining and living area. The living room embodies simplicity and lightness, creating a serene atmosphere that seamlessly blends with the coastal surroundings. The space features a flat-screen TV, Air Conditioning, L-shaped sofa, and by the end of the living area is the balcony where you can enjoy the nice breeze and a morning coffee.
The beachfront balcony has a comfortable lounge chair and a gas bbq to cook your favorite meals. Adjacent to the living area you have a fully equipped kitchen a dining table for 6.
SLEEPING ARRANGEMENTS
Palm Beach Villa comfortably sleeps 8 guests in 3 full-size bedrooms. The Master bedroom features a king-size bed, a private balcony with a hammock and two chairs, a dedicated ensuite bathroom, AC, a full size mirror, a flat screen TV, a closet with drawers, and beautiful views of the tropical vegetation and the ocean.
The second and third bedrooms each have a bunk bed with a full and twin bed, and ACs.
These two bedrooms conveniently share a full bathroom that feature a bathtub with shower. All bedrooms have blackout curtains.
PACK AND PLAY (SUBJECT TO AVAILABILITY):
We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.
KITCHEN
Palm Beach Villa has a fully equipped kitchen. The kitchen is equipped with a fridge, freezer, microwave, stovetop, oven, blender, coffee maker, and toaster oven. It offers seating for three in the kitchen island. The round dining table, which seats 6, is conveniently located in front of the kitchen so cooking and dining can become one social event. There is also access to the balcony from the living area which you can open to allow the fresh tropical breeze in.
GETTING AROUND & PARKING
Palm Beach Villa includes three (3) parking spots.
Renting a car is a must when staying in Rio Grande as Ubers and taxis are not readily available in this area.
There are many activities within 15-30 minutes of driving distance and the roads are easy to navigate.

All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest.
We provide a set of disposable essentials to help you get your vacation started comfortably. These include:
- 1 set of hotel-size soap and shampoo (per bathroom)
- 3 garbage bags
- 1 roll of paper towels
- 2 rolls of toilet paper (per bathroom)
- 1 dish soap
- 1 dish sponge
Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.
Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.
HOUSE RULES
RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.
NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.
NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.
QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.
UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.
MAXIMUM OCCUPANCY: The maximum occupancy is 8 adults/children at all times, including visitors.
OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.
TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.
TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.
SUBLETTING: Subletting or re-renting the property is not permitted.
CHECK-IN / CHECK-OUT TIMES
Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.
If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.
If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.

TRAVEL INSURANCE / HURRICANE SEASON
