SUMMARY
Avalon Beach 4 is our professionally designed beach home located in a quaint 4-unit building in South Mission Beach - just a few homes away from a surf + swim friendly beach. This premier top/2nd level unit features 2bedrooms + 1bathroom, 1 parking space, shared access to 2nd level deck with lounge chairs + BBQ, & beach gear (chairs/towels/boogie boards). Maximum occupancy 6 (4 adults maximum for all-adult groups). Note-No A/C, fans are provided. .

INTERIOR HIGHLIGHTS
Step inside the front entry off the 2nd level patio into to a bright & professionally designed living space. The main living area includes a plush sofa bed & accent chairs that surround a mounted SMART TV, with white/gray/blue furniture & décor accents.

Off the living room is a dining nook & kitchen. The hallway leads you to both bedrooms, featuring our master suite with King bed, SMART TV, & exclusive sun deck. Bedroom#2 houses 2 twin size beds, & rounding out the space is a full bath off the hallway (tub/shower combo).

OUTDOOR + OTHER FEATURES
• Shared 2nd level outdoor deck (only shared with the other 2nd level unit). This is the ideal gathering spot for your group with seating + a BBQ.
• Beautiful light gray wood flooring throughout, a perfect compliment to the blue/white features.

PROPERTY LAYOUT
This quaint 4-unit building property provides 2 units on the 1st/ground level & 2 units on the 2nd/upper level. The 1st level units share the ground level outdoor patio, and the 2nd level units share the upper level deck. Guests have the option to rent each unit individually or rent a combination of units. Each has its own separate entry, these homes are not connected on the inside.

POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multi-generational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

Graduation weekend.

We rented this place because our nephew was graduating from the Marine’s at the MCRD in San Diego. The location was perfect for everything! Short walk to the beach, restaurants, and shops just as described in their ad, plus you are a very short drive or car service to anything downtown! The unit was very neat and tidy with all the necessities! The bedding was newer and the beds were very comfortable. The furniture inside and out was newer and in great shape. Everything was just as described, but if I had one complaint it would be the shower, and it is probably more of a suggestion than a complaint, but the temperature of the water would get very hot at times almost to the point of scalding! It could be very dangerous for small kids. If they were to upgrade to a shower faucet that would prevent it, I would call this place near perfect for what they advertise it as! I would highly recommend it for a couple, with 1 or 2 older children. Would definitely come back!

It was very comfortable space, which was much appreciated since our weather was a bit chilly. Very short & easy walk to the beach. Quieter end of MB. There was a little market & a couple food take out only stands just a 5 min walk away.

August bookings Beware

Pros: location, clean, nice decor Cons: NO A/C, old shower, small parking spots, shared balconies, no washer/dryer The unit is nice and clean with the exception of the shower and lack of A/C. The unit was an absolute oven. Even with all the windows open and the fans on high it barely cooled off at night. The mornings were ok but it would get unbearable by 1-2 pm until 10pm. We have stayed in other upstairs units in August with No A/C so I wasn’t prepared for how HOT this place was. It was probably 90+ degrees inside. It was considerably hotter than the outside temp. To give you an idea of how HOT it was we turned our AC off when we left our home and came back to a house that was 82 degrees inside and it felt wonderful after the week we had in this unit. The shower needs to be remodeled. The tile grout is cracked and you can tell they caulked over mold. Had I known how HOT and unbearable this place was in August I would not have booked it.

Disingenuous Posting

Check in was 3:00 PM but the cleaning company was there until 3:45. The place was not clean. One of the beds was covered in black hairs and there were dead flies everywhere. There is no A/C, which is listed in the information, but buried when it should be up front. Information sent prior to check in implies there is A/C, a W/D, and D/W. This place has none of those. The kitchen is minuscule and missing common items like a colander and oven mitts. The location is absolutely lovely, but it was a disappointing trip overall, especially for the price.

Overall happiness and joy

We were so pleased with the location and the overall accommodations—the kitchen is well appointed and allowed us freedom to cook and be with the kids. Luckily our neighbors were lovely and respectful, we were pleased to have no issues as they were sharing the front deck. However, there is mention of A/C, which there is none and a dishwasher—again, not a part of the property. Also, we had a need to change the sheets(due to a spill—our fault) and had trouble locating them—called the after hours number and text to no response. Ended up finding the sheets and all was fine, but, never got a response from rental company. Glad there wasn’t a big problem.

Perfect location

Stayed for a long weekend to escape the colorado winter. The location was perfect. Just a block to the beach and a 15 min stroll to benmont Park, restaurants and entertainment. It’s been remodeled but there were some maintenance items that we reported to the property manager. I’m sure that will be taken care of in short order. Property manager was very responsive. I would recommend for a budget friendly stay.

Leaves a lot to be desired

I can't do the thorough review I was going to, as VRBO has a character limitation. As such, these points will be terse: The parking spots were not labeled as the instructions said. Half of the others were labeled, so we guessed at which ones were ours. When we tried to unlock the front door, the directions were incomplete, and we had to call to figure out how to open the door. When you walk in, you notice how hot it is without air conditioning. The listing advertises a nice airflow with the ceiling fans, but it just pushes around the hot air if you don’t also keep the windows open. The problem with that is when the guests in other units talk until well after 11 PM, you have to either listen to them talk or suffer in the heat. When we went to take a shower, the tub would not drain, nor was there a working stopper in the tub to give our kids baths. We called the management company and left a message who texted back with one question, which we promptly responded to, then crickets. We had to call VRBO to get them to respond, and when they did, it was to tell us to contact them directly and not VRBO. Unfortunately my son and fiancé have eczema and had to suffer overnight without being able to bathe, and the management company couldn’t be bothered to help. They finally sent plumber out, and the mangement company told me it was clogged from sand. We saw the big hair ball in the trash that was really clogging the tub when we got back from Legoland. The master bedroom door does not have a lock, but more, it didn't even latch, so the door would swing open. On top of this, the window curtains in the bedroom would also fall off. There were some sitting on the floor when we arrived, and some others stashed in the closet, so there was no privacy from inside or ouside the house into the master bedroom. There was also a layer of dust on the nightstands, as well as someone's trash from a previous guest. The kitchen is the smallest kitchen I've ever seen and leaves a lot to be desired. There were things such as knives, utensils and pots and pans, but there were no mixing bowls to make anything. There were also no basics such as salt and pepper or oils. It's mostly unusable. Checkout was interesting as well. The property specific instructions said our garbage can would be labeled, but there was no garbage for our unit. I had to throw trash in another unit's can. The property specific instructions also said to unload a non-existent dishwasher.
