Cozy beach getaway just 1 block from the beach! Great restaurants & lots to do in OB. Truly the most amazing location! See & hear the sounds of the ocean, which is just steps from the front door! Yet far enough that you won’t be overwhelmed w/ noise. Walk, scooter, or bicycle, few blocks to Newport Ave, OB`s main street.

Ocean Beach is a funky little unpretentious town, with colorful locals. This is the perfect spot to experience San Diego without any stress. It is a one of a kind, relaxed, non-touristy community. We are a 10-minute drive from San Diego International Airport and Sea World, 15 minutes from Downtown San Diego and the SD Zoo.

We believe our cottage is on the best block in Ocean Beach. The apartment is just steps to the sand!

Our goal is to make your getaway very special and memorable.

All spaces in the back unit. Washer and dryer are out back and are shared with the other unit -- coin operated.

The unit has one mini split unit (with cooling and heating options).

We have a keyless entry system on the front door. This makes it very simple to come and go as you please, no keys to hassle with and no coordinating a meeting time.

We may not be available immediately during after hours or weekends via phone. Please use the Airbnb message thread and we will do our best to respond timely.

Uber and Lyft is the best way to get around other than the bird and lime bikes that are around these days

The Pacific Ocean is right outside your door!! Walk barefoot to the beach every day, enjoy the beautiful sunsets from the deck.

A few truths about the home:

Being so close to the airport, you will hear planes taking off. They start around 6:30 am and stop at about 11 pm.

Dog beach is across the street - so this is a very pet and dog friendly area. Sights, sounds, smells are all included.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:
By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

Pet Policy:
-Only one adult dog allowed (up to 20lbs) per stay
-Dog must be house trained and cannot be left alone or on furniture
-Pet fee: $100 non refundable
-Guests assumes full responsibility for all and any damage caused by the pets during the stay

Those fees are not included in the price shown by the booking platform and should be paid before check-in.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.


Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or
• A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the booking platform or invoiced separately as permitted by the booking platform policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.
By confirming your reservation, you acknowledge and agree to these terms.


RENTAL AGREEMENT
By booking this property, you (the “Main Booker”) acknowledge that you have read, understood, and agree to the following Rental Agreement on behalf of yourself and all members of your Guest Booking Party. This Agreement is binding upon confirmation of your reservation. This Rental Agreement (“Agreement”) is entered into between the Main Booker named in the Booking Platform reservation details (“Guest,” “Renter,” “Main Booker,” or “Occupant”) and Air Concierge Inc., a California corporation and dba “Air Concierge Washington Inc.” in the State of Washington (“Manager”), for the rental of the Property specified in the Booking Platform reservation details known as including but not limited to (“Listing”, or “Property”, “Property Name”, “Property Title”).

DEFINITIONS
Booking Platform” (or `Third Party Platform,` “Online Listing Site,” “Listing Site,” “Online Site,” or “Platform”) means any third-party online service, website, or application that facilitates short-term rentals by connecting property owners or hosts (including Manager acting on Owner’s behalf) with travelers or guests seeking accommodations, including but not limited to platforms for listing, marketing, booking, and payment processing.
Guest Booking Party: All individuals staying at the Property under the Main Booker’s reservation, up to the maximum occupancy specified in the Platform Terms, and all visitors, invitees, or licensees permitted by the Main Booker to enter the Property during the rental period. Excludes unauthorized occupants or third parties not permitted by the Main Booker.
Main Booker: The individual named in the Booking Platform reservation details who agrees to this Agreement and is responsible for the Guest Booking Party’s compliance with its terms.
Platform Terms: The terms and conditions of the Booking Platform, including rental rate, occupancy period, maximum occupancy, house rules, cancellation policy, and payment terms, as confirmed in the reservation details or House Packet.
Equipment: Includes pool, spa, hot tub, child equipment, sports gear, or other amenities provided at the Property, as defined in the House Packet or Platform Terms.
1. RECITALS
This Agreement governs your booking of an Air Concierge-managed home (“Accommodation” or “Listing”) through a Booking Platform on behalf of a Property Owner, not Air Concierge (the “Property Owner” or “Home Owner”). It incorporates by reference the platform’s terms, including but not limited to the rental rate, occupancy period, maximum occupancy, House Rules, cancellation policy, and payment terms, as confirmed in the reservation details or House Packet (“Platform Terms”). These Platform Terms are binding unless they conflict with this Agreement. The Guest acknowledges reviewing and agreeing to the Platform Terms at booking.
This Agreement applies to short-term rentals (less than 30 days or whatever the defined amount is in the jurisdiction which governs this Property).

BED. BUGS.

Yes, BED BUGS!! Over 3 weeks since the first batch of bites and I am still healing. I will have a permanent scar from this VRBO host. Family of 3 from east coast wanted a week to unwind. Sat to Sat stay (direct flight), when I woke w/ hives, knees down, on Tues. I thought maybe it was bug bites (certainly not BED BUGS!). When I found a live BED BUG Fri (our last night) while vacuuming, and verified it was BED BUGS, I immediately let the host know. I should have googled VRBO's policy on BED BUGS (shame on me) but they don't list them and instead you can read the horror stories from guests on Reddit. The host did NOT offer for us to stay elsewhere, but instead said they would spray the property (by this time it is 7pm and our flight is 6am next day). While the host was apologetic, the only remedy they told me was to spray the next day between 10-11am (checkout is 11 and there was NO way I would subject my family to pesticides, so our early flight worked in their favor). I had a sleepless Fri night to say the least!! I attempted to work w/ the host (not me the BED BUG primary host, as I found out when googling BED BUGS/remedies/allergic reactions/etc.), for financial compensation. I was offered 37% back, for one night. We had to strip in our driveway, sanitize our clothes, and I still live in fear of infesting my home. This review was avoidable. Their stance is they found no bugs after bombing. Convenient, no? I have nothing to gain from this review.

Murray’s 1st Trip to the Beach

This was our 1st family vacation in years. The location is perfect to walk to beach, the home is very lovey, clean and dog friendly. We came to Ocean Beach with our 19 year old daughter & her 19 year old friend. They felt safe walking even at night AND being a MAGA supporter I wasn’t sure how I would like being in such a Liberal enclave but everyone was very respectful and nice. They do have a lot of homeless people there, but they’re not intrusive and they keep to themselves, I found it more God like to acknowledge them and pray God helps them. Ocean Beach and this very cute Villa are worth the stay.

Weekend in San Diego

Went to San Diego for a weekend and had a great stay. Location was perfect since it was so close to so many things. Easy walk to beach, shops, and restaurants, and short drive to everything else. House was small and cozy. and was perfect for chilling between outings.

Easy short walk to the beach, with beach chairs, towels, and boogie boards provided. An easy walk or scooter share ride to all the shops and restaurants on Newport or to the O. B. Pier. A great family vacation!

Our Stay

Overall it was ok. Some things that were odd. Only one role of toliet paper for 6 people for 5ish days. The back gate code did not work, and did not have access the whole time. I had to take my time to text and call all around to get someone out to fix the back gate lock so we could use it. No coffee provided. The air conditioning does not suite that place very well. The people who slept in the living room were freezing while the people in the back were warm/cool. The bed/mattress does not go all the way to the wall, due to a cord supplying a electric source to the room, leaving a huge space between my pillow ans the wall. Lights shined through the window, I had to put a sheet up to cover it so that we could sleep. The bunaglo beds are terrible and not user friendly. We needed every bit of space so we had to fight those beds everyday to get them up and down to allow a living room area during the day. The floor was grimly and not very clean when we arrived. The back was all Cobb webbed up and hadn't been cleaned. This place allowed us to be close to the beach. I loved the back deck with the water hose allowing us to clean the kids off. The beach towels chairs. Biggie boards were a nice addition.

Perfect Spot.

Great location! Really fell in love with OB's very chill atmosphere. Kids loved the ocean and the adults had a great time bar hopping. Be sure to stop and have a slice at Pizzeria Luigi and the Al Pastor tacos at JJ's Sports Bar were some of the best I have had. The unit it's self was great we had 6 people (2 kids), and we found it a great little place to share eachothers company and regroup for the next adventure. On Sunday it was very busy as expected, on Monday it is a totally different place. We ended up really enjoying our quiet, not crowded, Monday and Tuesday at the beach and around town!

Our stay was great - location, kitchen, patio with beach stuff, laundry facility, check-in, shower pressure, etc - all fantastic, but the wifi wasn't great and futons a little tricky to maneuver- otherwise we would have given it 5 full stars -overall - 4.8 stars and definitely would stay again
