Important information to ensure a smooth and pleasant stay:

* No local bookings please.

* No parties or events allowed. As per Texas state law and local ordinances, this property is located in a residential area with quiet hours from 10 PM to 7 AM.

* Property use is vacation stay only – No commercial (event) use permitted

* No external event vendors are permitted on the property at any time, including but not limited to food vendors, music performers, and entertainment or show services.

* No external or portable cooking units are allowed on the property for food preparation or serving (e.g., food trucks, pop-up grills, catering equipment).

* Regular yard service may occur during your stay (completed within a few hours) requiring access to the side yard and backyard

* No lifeguard on duty – Use of pool and hot tub is at guests' own risk.

* Exterior-only security cameras are installed for your safety. Noise monitoring system installed on the property

* The pool and hot tub are professionally maintained to ensure optimal cleanliness and safety. Please note that routine servicing is scheduled and technicians may access the pool area via the side yard. The service is brief and unobtrusive, designed not to disrupt your stay.

* Routine professional maintenance services — including pool service, yard care, pest control, and trash bin service (placing bins out for city pickup and returning them to the side yard) — are conducted regularly and may occur during your stay. These visits are brief and handled by our trusted service teams who will work as discreetly as possible while accessing the side yard and backyard. We appreciate your accommodation and understanding as these services help us keep the property in excellent condition for all guests.

* Quiet hours: 10 PM to 7 AM

* Non-smoking property – No smoking of any kind indoors. A fee will be charged for smoke damage or odors

* No recreational drug use or illegal activity – Violation incurs $300 penalty.

* Dog-friendly property (see House Rules for requirements). Dogs must be leashed when outside.

* Dogs are not allowed on beds or couches. Please keep pets off furniture to maintain cleanliness and comfort for all guests.

* Children are welcome under the following conditions:
- Guests are responsible for all necessary baby-proofing.
- Children under 13 years must be supervised by an adult at all times.

* Maximum occupancy at the property at all times is 14 people, including guests and visitors. This limit applies at all times during your stay.

* Any unregistered guests must be promptly notified and pre-approved. Undeclared guests may result in additional fines and possible cancellation of the reservation without refund.

* Heated Swimming Pool (Optional Add-On):- Pool heating is available for an additional $75 per day to cover energy costs. The water temperature can be set up to a maximum of 85°F for a warm and comfortable swim. *Please note* - We require 48 hours’ advance notice to turn on the heater so it’s ready for your stay.
